Located on the edge of the Jurong Lake Gardens, the site spans 12,465.4 square metres with a plot ratio of 2.1. Wing Tai plans to redevelop the site into an iconic residential development of more than 300 units with unobstructed waterfront views of Jurong Lake as well as the lush greenery of the Jurong Lake, Chinese and Japanese Gardens.

The site is well-served by the Lakeside MRT station on the East-West Line, and easily accessible by major roads and expressways, such as the Ayer Rajah Expressway and the Pan Island
Expressway. Its connectivity will be further enhanced with the completion of the Jurong East Integrated Transport Hub slated for completion in 2027, which will provide seamless connection
between MRT stations (East-West and North-South Lines and future Jurong Region Line), bus interchanges as well as offices, public facilities, and retail spaces.

In addition, the site is near well-established amenities including the regional shopping malls such as Jem, Westgate, IMM, JCube, as well as community healthcare facilities.
The site is strategically located within the Jurong Lake District (JLD) which has been earmarked by the government as the second Central Business District.

Jurong Lake District 5 teams shortlisted to develop Jurong Lake District master plan

Detailed master plan for Lakeside Gateway, including strategies to seamlessly integrate the new precinct with Jurong Gateway, Lakeside, as well as the Teban Gardens and Pandan Gardens area to the south;
Strategies to shape a distinctive identity for Jurong Lake District;
Possible revisions to land uses of surrounding areas that will strengthen the position of Jurong Lake District as Singapore’s second CBD. Examples of these areas are Jurong West to the west, and Teban Gardens and Pandan Gardens to the south;
Car-lite and connectivity plans for Jurong Lake District and its surroundings. Examples include a comprehensive network of infrastructure and facilities catering to active mobility options (e.g. walking, cycling and Personal Mobility Devices) that links up to existing and future developments throughout the District;
Urban design guidelines, landscaping and public space strategies, and plans to create, improve, and integrate green and blue spaces;
Plans for the possible adaptive reuse of the former Jurong Town Hall and current Science Centre buildings, to strengthen the heritage memories of Jurong;
Plans for possible district-level infrastructure, utilities and urban systems. Examples include a district cooling system, common services tunnel, pneumatic refuse conveyance system, and urban logistics;
An underground space plan catering to different uses throughout the District. The objective is to optimise overall land use and improve pedestrian experience in underground spaces; and

Jurong Lake District – Center of Growth

In 2019, STB announced plans to develop a 6.8-hectare land near to Jurong Lake into a lifestyle and tourist center as part of the 410-hectare Jurong Lake District, Singapore’s largest commercial district outside of the CBD.

Over the next two decades, the Jurong Lake District will be the center of growth, with the government prioritizing the sale of land inside the district.

More than 120 hectares of property in the vicinity will be accessible for development over the next 30 years.

The area would provide more than 100,000 new jobs and 20,000 new residences when fully developed, according to STB, who also stated that the site will be served by four major rail lines by the early 2030s, including the North-South, East-West, Jurong Region, and Cross-Island lines.

The target tourism development site is proximity to the intersection of Jurong Town Hall Road and Boon Lay Way adjacent to the Chinese Garden MRT station and the planned new Science Centre, which will relocate from its current location in the mid-2020s.

STB‘s Ambitious Plan To Transform Jurong Lake District Into a Vibrant Tourism Hub and Bustling Commercial Centre

Great news spread across the west zone of Singapore whereby Singapore Tourism Board (STB) are looking for suggestions to build and run an integrated tourism development in the Jurong Lake District.

STB stated clearly in a statement that the new lifestyle and tourism hub will include high-quality housing as well as a mix of attractions, retail, food and beverage, and entertainment services.

Technology, “edutainment,” and sustainability should all be prioritized in the development, according to STB.

It should also be well-integrated with the surrounding Jurong Lake District through a network of pedestrian-friendly streets and well-designed public spaces, the board stated, complementing existing adjacent wonderful attractions such as the new Science Centre and Jurong Lake Gardens.
