The most expensive thing you can do in property? Wait.

Markets don't announce when they've hit the bottom. By the time everything feels safe, prices have already moved. Every year you wait is a year of rental income and growth you're not collecting.

If you've been holding out for the right moment, the best next step is a conversation about where these markets sit today.

Australia's price growth comes down to one mismatch: record migration, not enough homes being built. Sydney alone added close to 93,000 overseas migrants in a year, and construction hasn't kept pace. When demand outruns supply like that, prices climb.

What makes it matter now is that neither side shifts quickly. Migration is set years out, and new housing takes years to deliver. The shortage pushing prices up is structural, not a blip, so waiting mostly means buying into a pricier market later.

Most people assume buying property abroad means red tape: approval boards, foreign-buyer surcharges, limits on what you can actually own. Japan doesn't work that way.

A foreign buyer gets the same terms as a local. Freehold title in your name, no ownership approval to clear, no extra tax for being non-resident, and rental income or sale proceeds you can move out of the country freely.

The thing to understand is that open access isn't the same as easy access. Japan is welcoming on paper, but the buying process runs on its own conventions, and that's where overseas buyers tend to get caught out, not on the rules of ownership.

There's a quirk in the prime London market that's easy to miss from the headlines. Average prices are still below where they were a decade ago, even after years of inflation everywhere else.

But the year-on-year falls are shrinking, and Q2 sales were up 14% on last year. That usually means demand is returning before prices do.

The takeaway isn't "prices are low, buy now." It's that markets tend to move on volume before price. So activity picking up while prices are still soft is the part worth watching.

Every market has different rules, different buying processes, different cycles. Some are very tenant-friendly. Others have specific restrictions or fees for foreign buyers. And currency exposure is a layer most people seriously underestimate until it's too late.

None of this is hard to navigate once you know what you're dealing with. That's exactly where we come in.

Wherever you're looking, we'll talk you through how that market actually works before you commit to it.

Every market has its own ownership laws, its own tax rules, its own buyer protections. What's standard in Singapore may not apply in the UK, Japan or Australia at all. We've seen buyers skip independent advice to save a little upfront, then spend far more putting it right down the line.

Work with a solicitor and a financial advisor who genuinely understand cross-border transactions. And if you're not sure where to find them, we can point you to the right people.

The renders look incredible. The brochure even more so.

But the best looking unit isn't always the best performing one. Yield, tenant demand, the developer's track record and a clear exit strategy are what actually drive your returns.

If a listing has caught your eye, let us check the fundamentals with you before you lock in the purchase.

"I didn't realise it would cost that much."

It's what we hear most often, usually after someone's already signed. The purchase price is only the start. Stamp duty, legal fees & management fees all stack up and they can quietly change how your investment performs.

This kicks off our five-part series on the most common mistakes overseas investors make.

Mapping out your true cost of ownership is exactly what we'll walk through before you commit.

The five-year outlook for Australian apartments splits into two distinct phases.

Brisbane leads in the near term and carries the strongest five-year average, at 5.6% annual price growth. Melbourne and Sydney follow at 5.0% and 4.9%. The difference is in the timing rather than the totals. Brisbane front-loads its growth, while Sydney and Melbourne gather pace from 2028 onwards as their cycles turn.

For investors, the takeaway is less about picking a single city and more about matching a market to the point in the cycle they want to enter. If you'd like a clearer read on which city and timing fits your goals, our team can help.
