During Budget 2023 yesterday, one of the key announcements was the increase in Buyers Stamp Duty for properties $1.5mil and above.

Simply put, every increase of $100k purchase price between $1.5mil to $3mil will mean an increase of $1k in stamp duties. Eg, a $2mil property will expect an increase of stamp duty of $5k.

Properties that are above $3mil, every $100k increase will mean an increase of $2k in stamp duties.

Some clients that we spoke to ask if this will affect the property market. We believe buyers are likely to need time to reassess their finances, but unlikely to be a deterring factor from buying.

A late night announcement released yesterday on buying a property via a living trust. This is likely to affect individuals who have plans to buy a property under a living trust (eg their children under the age of 21).

With effect on May 9, Additional Buyer’s Stamp Duty (ABSD) of 35% will apply on any transfer of residential property into a living trust.
