The HDB Resale market seems to have slowed down ALOT this year. It’s not uncommon to hear sellers lament that their flats have been on the market for many months without any buyers coming to view or offer - especially for the older flats or flats with unfavourable attributes (e.g. low floor, far from MRT, etc.).

While recent policy changes - most notably, the removal of the 15-month wait out period for downgraders - may bring about some reprieve, the effects are likely to only be short-term. Without any unusual shocks to the market equilibrium of supply and demand, we could legit be in for a long-term HDB resale market price correction.

Where do you think the HDB Resale market is heading? DM me if you’d like to chat about it!

Keppel condos (Reflections, Caribbean, Corals, Reef) have been lagging behind in price growth the past few years.

Could this finally give them an uplift in value?

A $1515psfppr will likely translate into launch pricing close to or exceeding $3000psf - and really, there’s good reason for that!

The waterfront area there is still highly exclusive and one of a kind in Singapore’s landscape.

A joint venture between Intrepid Investments and GuocoLand submitted an offer of S$576.78 million for Berlayar Drive GLS site. Read more.

Long overdue!

The 15-month wait-out period for private property owners buying HDB resale flats has been lifted with immediate effect. Read more at straitstimes.com. Read more at straitstimes.com.

This is a good read.

TLDR: the future of enbloc sales will likely see more realistic prices that accurately match the value of the land, rather than for sellers to quote their dream price and assume developers will bite.

A rebound in collective sales will hinge on more realistic pricing and compelling redevelopment opportunities. Read more at straitstimes.com. Read more at straitstimes.com.

One of the better pieces published in ST recently.
Assesses the current market situation quite accurately and points out a lot of real outcomes.

“The days when every property appreciated rapidly may be giving way to a market where the right property still performs well… while weaker assets no longer rise with the tide”

𝗙𝗢𝗥 𝗦𝗔𝗟𝗘 - BLU CORAL | Freehold 3-Bedroom Penthouse in the east!

A lovely family home with plenty of space and fun within its walls!
Unlike many penthouses, this one utilises its space pretty intelligently, making smart use of (what used to be) PES spaces & planter boxes to become part of the living space.

Attractively priced to sell, great value for a freehold home in a landed enclave!
+ Within 1km to Tao Nan Primary School!
