What our govt just implement for the increase in ABSD and the LTV rate coincide with the FED tapering measures.

What it means is that housing loan interest rate (Sibor) will increase from next year onwards.

The Federal Reserve provided multiple indications Wednesday that its run of ultra-easy policy since the beginning of the Covid pandemic is coming to a close.

When you think the Property is going down~~~ and Govt just announces new property cooling measures

With effect from 16 December 2021, Additional Buyer’s Stamp Duty (ABSD) rates will be raised, and the Total Debt Servicing Ratio (TDSR) threshold will be tightened. The government will also tighten the LTV limit for loans from HDB from 90% to 85%. In addition, the government will increase public and private housing supply to cater to demand.

Let us recall what's happening in the local property market for the 1st Qtr 2021.

𝐇𝐃𝐁 𝐌𝐚𝐫𝐤𝐞𝐭
This qtr continue to see strong demand in locations like Woodlands, Jurong, Sembawang and Yishun with COV expected from the seller. This is mostly due to the reason for prolonging lockdown and many SPR sees the diminishing chance of returning back to their country this year or even next year. As many SPR had qualified to purchase a Resale Flat, many decided to enter the resale HDB market instead of renting in a long run.

𝐏𝐫𝐢𝐯𝐚𝐭𝐞 𝐇𝐨𝐮𝐬𝐢𝐧𝐠
Strong demand remains in private housing sector especially with RCR getting the spotlight. However, private property in CCR region still commend the interests and demands from both oversea investors and local buyer. In a land scarce country and limited supply from Govt GLS, developer are bidding at every opportunity. A record number of enbloc sale listing since the beginning of the year and this is what we saw also in the last property market bull run!
