Good Morning All!

There is some new policy changes to prime area HDB.

With these new changes, what will be the impact to the surrounding existing HDB?
Will there be any impact to prime location private housing?

Will the existing million dollar HDB become more in demand? With longer MOP period, it means now you need to wait for around 15 years (new bto now takes about 5 years to be built) before you can sell your HDB in the resale market. Will you want to wait this long?

What's your take on this new implementation? Will you try your hand in this PLH? (which stands for Public Location Public Housing)

This is one of the special instances whereby I just have to let the client know she might be wrong.

Well, this client had more or less DIY & shortlisted a property that seemed to match her requirements, within her safe price point.

Somehow, "Freehold, boutique development" just did not feel too assuring to me.

Did some research & comparable market analysis, charted a few graphs and sent to her with my honest opinion.

Eventually, I hope she would review rationally & decide on her own.

A property purchase no matter how big or small, is still a significant amount of hard-earned savings from many of us.

In a season, where we are surrounded by so many uncertainties, we really need to understand, "Crisis does not naturally equate to Opportunities".

Then again,
There are actually not many of such "positive" buyers in the current market 😂

For the past 1 year plus, perhaps the 2 most popular questions that I had to answer will be "Karen, when do you think the property price will drop ? Do you think this is a good timing?"

The month of August coincide with our Chinese lunar 7th month.
This is supposed to be a quieter month in our industry & so I managed to squeeze my way through for a little recognition
One of the memorable experience for this month was to assist a lovely family to execute their upgrading dream from their current HDB to a private condo.
Our age & our kids age are very similar. Somehow we share similiar lifestyle aspirations for our kids & a vision for early long term retirement planning.
Many a times, it is these similarities that help us to click well with our clients turned friends
As I witnessed how my clients successfully progressed from HDB into private properties, at times, I would ponder: When is it going to be our turn? (You know, my girl told me she likes to look into pool view ).
There was once, Mark calmly & wisely told me "When we helped others to fulfil their dreams, we are also helping ourselves. But we need to help others fulfil theirs first."
