Some deals make you pause. This one made me reflect. 🙏

An offer I presented today was accepted — OTP issued.

This purchase wasn’t the easiest decision on paper. But my client had one clear priority: his daughter’s school. And when a parent has made up his mind, you respect that.

I was honest with him — this unit would be harder to exit down the road. Rental? Likely fine. But resale? Not the easiest.

He heard me. Nodded. And said: “I know. I still want it.”

So I did what I need to do — I fought for his price instead. And the price came in at the lowest possible, and the seller said yes.

At $1M, this isn’t an impulse buy. It’s a deliberate sacrifice. A father choosing his daughter’s future, eyes wide open.

That kind of trust isn’t built at the negotiation table. It’s built in the honest conversations that happen long before.

Closed a meaningful deal today 🙏🏻

My client decided it was time to right-size, as staying alone in a 3-bedroom home no longer made practical sense for this next phase of life.

Before engaging me, the unit had previously been marketed, but the viewing experience became frustrating as many buyers were not properly filtered.

So when I took over, the focus was simple — less unnecessary viewings, more serious buyers.

Over 2 months, we only had 3 physical viewings. But with patience, proper positioning and negotiation, we managed to secure the highest possible price the market was willing to give, and the OTP was issued today.

Big changes to Singapore’s Executive Condo (EC) scheme — and this could reshape the EC market for years ahead.

Key changes for new EC GLS sites from 8 May:

📌 Effective holding period extended
Owners now need to stay longer before they can sell freely, rent out the whole unit, or buy another property.

📌 90% reserved for first-timers for 2 years
This heavily prioritises genuine homebuyers over investors.

📌 Deferred Payment Scheme (DPS) removed
Buyers must now follow progressive payment during construction.

My thoughts?
ECs are being pushed back towards what they were originally meant for — long-term own stay housing.

This may:
• Reduce speculative demand
• Tighten future resale EC supply
• Make current-generation ECs potentially more valuable due to flexibility

In today’s market, choosing the right EC matters more than ever — not just based on entry price, but future exit strategy as well.
