🏡 Is Singapore's property market really cooling?

The Q3 2026 flash estimates reveal an interesting contrast.

📈 Private home prices rose 1.4%, the strongest quarterly increase since Q4 2024.
📉 HDB resale prices dipped 0.2%, marking the third consecutive quarterly decline.
🏆 Yet, million-dollar HDB transactions reportedly increased by almost 22% from the previous quarter.

So, what does this tell us?

Not every segment of Singapore's property market is moving in the same direction.

And that's something worth understanding, especially if you're considering buying your first home, upgrading or right-sizing.
Personally, I believe property decisions should never be made based on market headlines alone.

What matters more is whether the decision makes sense for your financial position, family needs and long-term plans.

**Sometimes the right upgrade isn't the newest home. It's the one that fits your family's life — and your longer-term plan.**

When I first met R, his family was living in a newly MOP HDB in Hougang and thinking about their next move.

After going through the numbers and understanding their needs, one thing became clear:

**Space, location and proximity to school mattered more than having a newer flat.**

So instead of chasing newer developments, we eventually found an older 5-room HDB in **Marine Parade** that suited their family better — even with its ageing lease.

But we weren't planning only for today.

We also considered how this move could preserve **greater flexibility for their future property plans.**

Then came an unexpected problem. 😅

A delay in the buyer's resale application meant R's Hougang sale would complete **after** his Marine Parade purchase.

The timelines no longer worked.

I approached the seller's agent, explained the situation and negotiated for a mutual extension of the purchase completion.

The seller wasn't initially happy with the change, but after discussions — and with the cobroke agent's help — **we secured the extension. 🙏**

Timelines restored.
Hougang sold.
Marine Parade completed.
**Keys collected. 🔑**

Today, the family has renovated the older flat into the home they wanted.

And their property journey isn't finished yet.

That's why I believe property planning shouldn't begin with:

**“Which property should I buy?”**

It should begin with:

**“What does my family need today — and where do we want to be tomorrow?”**

A good property plan isn't just about your next home.

**It's about making today's move fit tomorrow's plan.**

Here's an interesting shift happening in the HDB resale market.

**Prices are easing — but transactions are picking up.**

The latest Q3 2026 data shows:

📉 **HDB resale prices: -0.2% QoQ**
🏠 **7,528 resale transactions: +17.7% QoQ**
📊 **Third consecutive quarter of price declines**

So is the HDB market weak?

Not necessarily.

What we're seeing looks more like a **change in market dynamics**.

There are still buyers in the market — in fact, transaction activity increased significantly in Q3 — but buyers have more choices and appear increasingly price-conscious.

For HDB owners thinking about upgrading in **2027**, this matters.

Your decision shouldn't simply be:

**“Should I sell now or wait?”**

It should be:

**What can my current home realistically sell for, what can I afford next, and how should I sequence the move?**

Selling price.
CPF usage.
Outstanding loan.
Timeline.
Next-property budget.

They all need to work together.
