From enquiry to closing within topsy turvy 48 hours!

Tenant first enquired about my listing on Saturday, but start date couldn’t match. They expressed despair about unable to find a unit despite being in the market for more than 3 weeks, and they are going to step into the plane to relocate to Singapore on Tuesday.

We’ve quickly zeroed in on a nice two bedder condo on the East that fits their budget and immediately available. Offered at asking and was immediately accepted. However, upon the time of making the monetary commitment, the tenant was very worried as it is significant portion of their savings and they have heard of bad experiences of agents scam etc.

Took some time to explain the procedures, terms of tenancy contracts, and worked closely with Tenant’s brother (V) to give assurance that everything is above board. Finally after some back and forth, managed to work out an arrangement with the landlord agent to arrive at a middle ground where both parties get what they want at the end of day and most importantly, happy.

Scooted off immediately post closing to purchase temporary beddings for unit while waiting for landlord to arrange furnitures.

Words can’t describe how I feel when the deal is closed, I think I might have found meaning in this job - it is to help others, which is more fulfilling than just money alone. The kind words of V summed it all up.

Thanks bro for being an amazing cobroke to work with, being ever accommodative to our requests. Special thanks to V who provided a lot of comfort to his family member in making the leap of faith.

Milestone - 3 months in real estate: First ever new launch closing! Collected cheque for the hottest new launch in town.

Invited the buyer down to the showflat and the family love the place so much. Further explained to them about the first movers’ advantage of a new launch in an uncharted territory, and reinforced their belief in doing so by explaining the purposes of private.

I also thank sis for her sick tagging albeit my last minute request!

Now I hope everything goes smoothly and my buyer gets a good ballot number come next week!

Chuan Park, a 99-year leasehold property (since 1980) was acquired by Kingsford Development (developer for Normanton Park, Kingsford Waterbay) and MCC Land (developer for One Bernam, The Poiz) for a price of $890 million through collective sale. This works out to be $1,057 psf per plot ratio, excluding lease top-up. This was marginally lower than the initial reserve price of $938 million.

If indeed market is overly heated, why would developers be willing to pay such a high price? This goes to show that the current cooling measures is a preventive one and does not materially affect the underlying demand.

Advanced Startup Program for new RES just hit the ground running!

gave a strong opening, talking about the sharing culture within PN and MLD, followed by a very intimate sharing by on his 2.5 years journey as RES. It was certainly an eye opener for me and a reminder that the sky's the limit.

Two quotes resonated with me the most:
"To make progress, you have to learn to be comfortable being uncomfortable" - this is the belief that I always had throughout my professional career as pain = growth. I refuse to be comfortable, even now.

"If you never make sacrifices, you will not be hungry to achieve results." - I know the kind of sacrifices I am making to venture into this business and I must make it count.

As the second half of 2022 unfolds, I finally can share a bit about what’s been brewing over the past few months: I have obtained an RES license, i.e I am now a qualified realtor.

I’m a bit uncertain and anxious upon embarking on this journey, but nonetheless excited with what’s in store.
