SINGAPORE (EDGEPROP) - Singapore-listed UOL Group and its joint-venture partner, UOL subsidiary, United Industrial Corp (UIC), previewed their new project Clavon on Nov 28. The 640-unit, 99-year leasehold condo is scheduled for launch two weeks later on Dec 12.

"We saw a healthy interest from buyers given the strong demand for viewings during the first weekend of Clavon’s preview. Our appointments were full on Saturday, and to accommodate the demand for timeslots, we extended the operating hours of the sales gallery by two hours on Sunday," says Jesline Goh, UOL’s chief investment and asset officer.

Clavon saw healthy interest from buyers during its opening weekend preview, with all appointments fully booked on Saturday and extended hours on Sunday.

THERE has been another plea of letting genuine first-time HDB upgraders to a private condo to defer payment of additional buyer's stamp duty (ABSD), this time from UOL group chief executive Liam Wee Sin.

"It is our hope that the government will grant ABSD remission - similar to EC (executive condominium) buyers - giving them time to sell their HDB home six months after collecting their keys," said Mr Liam on Wednesday during a media briefing at the launch of the company's latest residential project.

Demand for the private residential market is genuine, and substantially from HDB upgraders who have higher aspirations of living in a condo, said Mr Liam.

"It makes logical sense to promoting the aspirations of Singaporeans," he said.

In response to the change in lifestyle following Covid-19, UOL has created a “next-generation” product at Clavon at Clementi Avenue 1. It will feature “a lot of nooks and corners” in its landscaped gardens, which are suitable not just for small group gatherings, but also for those seeking a quiet place to work outside of their own apartment. The residential towers are also orientated to ensure that units have unobstructed views, which is similar to Avenue South Residence, notes Liam.

Given the sloping terrain of Clavon’s site, UOL is building a basement carpark in order to free up the grounds for the creation of a “resort-like” ambience. “The concept is of abundant greenery and water, sustainability and community,” says Liam, “but with a focus on social distancing and smaller group gatherings.”

The 640-unit Clavon marks UOL’s second project along Clementi Avenue 1. The developer’s maiden project in the neighbourhood is the 505-unit The Clement Canopy just next door. Completed in July last year — six months ahead of schedule — the fully-sold Clement Canopy, which has twin 40-storey towers, set a new Guinness World Record as the tallest residential towers constructed using prefabricated prefinished volumetric construction (PPVC). “For the Clement Canopy site, we managed to buy at the right cycle, and to achieve a sell-out relatively quickly,” notes Liam.
