Bumped into last week during Your Family Property Advisor] award ceremony in Propnex. Thanks to Your Family Property Advisor] for the intro.

Got an intro and on the same day asked him if he was open to sharing how he got to being one of the Top HDB Transactors in Propnex.

Propnex is Singapore's largest agency with over 13,000 agents...it's not as easy to rank so this guy must be doing something right.

He said Yes! and here he is LIVE in Herohomes HQ Ubi sharing his unfiltered experience and expertise on Tiktok with the Homies for over 2 hours!

Having a laugh with Heikal...

He's (out of camera) laughing at me, who is trying to, spontaneously, translate terms like "Stamp Duty" to "Cukai" something or "Interest rates" to "Kadar Faedah" on camera.

Thanks to Suria Mediacorp for giving me a chance to go on TV to share my opinions on the impact of recent Property Tax hike measures on property owners, especially new HDB to condo upgraders.

2 hours long of shooting for a few seconds of airtime. Can you imagine that the news is on every single day? The amount of research and production is mindblowing!

Hope I did a good job πŸ˜… we'll see if I get another invite soon. If not, it's been quite an experience.

There's nothing like a role playing workshop at Matt Lam's Essential Workshop where you face reality in the face.

Feedback is raw and unfiltered but the impact is priceless, you'll never forget the lessons, you'll eternalize them.

has grown exponentially from a fulltime employee to a fulltime real estate professional.

Glad that together, we made his transition smooth and he's spending more time with him growing family and earning multiples of his previous income.

He did not quit his job until he truly was confident of his real estate career and invested his 2-3 hours available hours during his employment days on the highest 2 ROI activities which is content marketing and being on the ground, face to face with actual sellers and buyers.

Matt Lam division Zoom Trainings at Herohomes office is much more fun than being at home alone with Netflix calling.

- During the Zoom some will understand what's being taught so those blur ones can ask and get immediate answers so they won't be lost for the next 3 hours.

- There's free coffee and drinks at Herohomes HQ. All soft drinks are calorie-free so you can drink sugary drinks without losing your leg.

- Other than that 30% of the time we're not paying attention but it's ok. Hope everyone had a great time hanging out.

The main purpose of any presentation, for us we got Herohomes HDB Essentials for HDB sellers, is to:

#1- Convince ourselves that our product (aka our servicelah) is the best out there.

#2: If cannot convince ourselves on #1 above then refine #1 until you believe, then if #1 ok jump to #3. Further notes continue below to improve offer:

) Add more value to your offering. Maybe add in virtual tours to further expose your listing to more buyers, or offer paid social media paid coverage to attract more buyers and get a higher selling price

) Add more value by thinking how you can save your seller $250k over 30 years by showing how to cut down their principal hence cutting down their interest or other tangible ways. Must have proof lah.

#3- To show sellers that our product (service) is the best out there.

He interviewed 4 managers over a period of 2 months (very smart) and settled with us (hopefully he'll succeed with us, we do try πŸ˜…) and he's serving 4 buyers and getting 2 listings in less than 1 month with us? Sounds about right.

A pyramid of support?

Every Thursdays Heikal/myself run a structured course to share what works for us over the past weeks/months/years and lessons learned along the way.

The following week the Homies apply whatever they've learned! Stressful for them πŸ˜‡ but that's the only way to internalize concepts.

Then there's a weekly, less structured, more personalised 1-on-1 program.

We spend 1 hour with any of the Homies who are facing challenges in their business and we help solve them through our knowledge/resources at our disposal.

Anything more than an hour is called lepak 🀣 which is also cool but we need to go off by 5.30pm!

Sometimes some of them come with 8-9 agendas but usually we identify 1 or 2 items that will take their business to the next stage.
(Usually the other items on the list will be resolved naturally if you focus on the 1-2 core issues)

So what are some examples of their agendas/challenges?

One of them got 4 leads unexpectedly from a random organic social media post, 2 resulted in listings.

This single video reached only one digital platform.

We showed how he could reach another 1000 potential clients for $10/day of ad spend so he'll be able to get more leads from this unexpectedly high performing video. Squeeze it dry while it lasts!

One of them wants to get more seller leads within 2km of his home. So we showed him how to use Meta Ads manager to use geotargeting + interest targeting + how to find more audience using the Lookalike feature for $7/day.

Another came in later and wanted to move his 2 week old listing in Geylang, he got 7 viewings but no offers.

So he got tips on how to price strategically online, remove some photos online and how to talk to the seller to review the price.

+ he's meeting a new seller in Sengkang tomorrow so wanted to recap the profit-first HDB upgrading concepts.

Another came in to ask on how to identify units to buy for a new launch at Bartley at $1.6m for a 2-bedder but we showed him a better buy at $1.6m, FH + 1000 sqft, 8 minutes to Arab Street (if that's important πŸ˜‚)

Still a few more things happened, Heikal shared his $7k/mth rental strategy etc.

Congrats to for closing her first new launch of her career!

Is it luck? Is it skill? Is it both?

She got "luckier" by improving her chances by identifying aspects that she can control VS those she can't.

Her chances were quite good since she systematically made sure that she got "luckier" in every step of the way.

She positioned herself to be a consultant on digital media through Herohomes Go-To Expert Digital Training.

She was careful not to allow herself to be a commoditized order taker agent.

She ran through all her clients options based on their needs NOT templated advise of buy-BTO-then-wait-8-years kind.

She gained the confidence of this client even before meeting them but solidified the trust through her Essentials presentation.

This property is poised, based on data, to be sitting on profits in the next few years. Thanks URA data for helping her show actual data!

then shadowed her every step of the way to make sure that she'll be "luckier" since the quantum of this property was around $2M.

With Clinton's shadowing every single client objection was managed with confidence.

Finally she was assigned the ultimate pro-tagger to seal the deal.

Adee is not our first nor last new launch closer, in fact MORE than 60% of the team have closed new launches through a systematic and predictable process.

Thanks to all those experts involved in her closing from market positioning to objection handling!

Most importantly congrats to Adee for porting over to us and closing in such record time. This is her 3rd closing in less than 29 days.

Forget courses! It's all about APPLICATION.

How do you convince your HDB resale seller to exit before 2023?

Why they only have these 2-3 months to exit before HDB resale prices fall 20% like 2013 onwards and lose $100k-$120k.

History repeats itself. Real estate is cyclical.

But one common objection is sell high, buy high? Understanding amortisation will handle this objection easily.

Most importantly what to do with the cash proceeds after selling?

These bi-monthly workshops are designed to improve the skills of our guys when presenting.

Thinking of producing a video soon on what goes on behind the scenes selling a Million dollar HDB flat. The thought process, the strategies.

Sell High, Buy Low Gameplan:
- Proper Media
- Max Exposure
- Price for Attention
- Close Bidding
= Million Dollar HDB

---------- A Note on Value ⬇️ --------

Focus on value, avoid being a commodity:

Nowadays it's MORE important than ever to prove to your HDB/Condo/Landed sellers why they'll be making $100k-$300k more (not only from selling but from finding properties with capital upside on the next property) + how to save another $50k-$100k (from sourcing undervalued properties + creative financing) in exchange for 2%-3% (or whatever you're charging)

They pay you $20k, they get $200k value.

They use another discount agent, they save $10k but lose $200k (or more)

- Of course we have to prove it first before claiming it.

Show them your case studies, results for your past clients, track record, HDB/URA data etc.

The competition is getting fiercer, stay relevant, provide higher value to stay ahead of the game.

Don't discount your worth and value, if you can't protect your own value(comms) then how will you help your client negotiate to get the highest/best prices when selling and lowest prices when buying?

Find a way to gather evidence on how you can get more for your clients VS the fees you'll be compensated with.

That's all on value proposition! To more $1M+ HDB deals!
