The private residential and HDB resale markets have been buoyant, despite the economic
impact of COVID-19. The Government just announced a package of cooling measures:

a. Tighten Total Debt Servicing Ratio (TDSR) threshold from 60% to 55%;
b. Increase Additional Buyer's Stamp Duty (ABSD) rates across the board, except for Singapore
Citizens and Singapore Permanent Residents buying their first residential property; and
c. Tighten the LTV limit for loans from HDB from 90% to 85%.

Based on a study of properties near the Circle Line, three researchers, Diao Mi, Delon Leonard and Associate Professor Sing Tien Foo from the Department of Real Estate, School of Design and Environment at the National University of Singapore, discovered that the opening of a new urban rail line increases the value of non-landed private homes located within 600 metres of the MRT stations by 6.3 per cent.

The trio further showed that properties near interchange stations have an additional 4 per cent premium. Interestingly, the study also indicated that the announcement of the location of new stations has an insignificant impact on the values of properties close to the proposed stations.

AN old adage in real estate investment - "location, location, location" - suggests that real estate investors should focus more on the location than the physical attributes, tenure and stage of the market cycle. Read more at The Business Times.

The recent prices of up to $2,000 psf for a number of the units at Pasir Ris 8 have led other developers to adjust selling prices of their projects too. Most are in the 1% to 5% range.

…. Just when we thought the land bid of $1118 psf ppr for AMK GLS was Crazily HIGH !! , Guocoland bidded for the Lentor GLS Plot at an even higher price at $1,204 psf ppr! Both plots will have to launch at above $2000 psf .
Even EC Land was not Spared !!
Qingjian bidded for an EC plot at Tampines St 62, at a Record EC Land bid at $659 psf ppr. Previous record was for Tengah EC at $603 psf ppr just last month!
These new batch of ECs coming up with new price points in Yishun and Tengah plots, and now with Tampines Will have to launch above $1200 psf, maybe even close to $1300 psf.
