Yes we sold their 4 room at a higher price than the HUGE 5 room we bought for them, best deal!

At first they were worried that they cannot upgrade as the husband is the sole breadwinner. After showing them the numbers, they were in disbelief to know that if they were to purchase and upgrade to a much bigger unit, they will still be paying around the same amount of loan instalment so there's no cash top up involved.

A lot of people still have the misconception that this scenario is impossible but believe me when I say, it is not impossible. We can make it happen 💪🏻

Successful upgrade with ZERO cash top up and not touching any of their savings.

When we first met them, we did their calculation and advise them to wait 6 months before proceeding with their selling and buying.

Every case is unique. Only from seeing the numbers we can then advise to sell now or wait and sell later. Their only concern was no cash top up and they love the area where they currently stay. We advise them to just buy at the same exact area and so they bought a few blocks down 😄

We have to thank our sellers for keeping the house in immaculate condition 🤍

It was a beautifully renovated house but we had 1 problem: a lot of potential viewers said it was too close to the adjacent block.

We're still glad we managed to press the buyers for a much higher offer than their very first offer. Our seller was overseas and was going to board the plane back to SG in a few hours so we won't be able to contact then. We knew we had only a few hours to push the buyers and yes, we did it.

Yes you saw it right. Not lift level and still managed to get it sold!

In today's market, buyers are spoilt for choice. When this unit comes along, it was not lift level. You have to take a flight of stairs before reaching the house. It is a major obstacle as many people cannot accept this as non lift level HDBs are now very rare.

However, we did not let this dampen our spirit and tried all sorts of ways to make it work to the advantage of our sellers and we finally got it sold. It was difficult, but it is not impossible.
