The Government has introduced several key changes to the Executive Condominium (EC) housing scheme to better support first-time homebuyers amid rising EC prices and strong upgrader demand.

Key updates include:
• Increase in Priority Quota for first-timers from 70% to 90%
• Extended Priority Period for first-timers from 1 month to 2 years
• Removal of the Deferred Payment Scheme (DPS) for ECs
• Longer Minimum Occupation Period (MOP) for future EC launches from 5 years to 10 years

These changes could shape future EC demand, affordability, and upgrading plans.

What does this mean for homebuyers looking at ECs as their next property choice? How would this affect developers’ actions for future EC land tenders?

These changes take effect for new land sold by the Government from 8 May 2026.

Option secured for my buyer! 🙌

Securing this unit for my buyer wasn’t easy! The seller adamantly refused to consider any offer below his price in mind, which was way above market rate for similar units in the vicinity. Took a lot of persistence and back-and-forth negotiation to arrive at a price that both seller and buyer were happy with.

In the end, I have a happy buyer and also ex-colleague S, who got the unit that fits all her requirements and is her most preferred unit. Happy buyer, happy agent! Now it’s time to focus on selling her current place 💪
