But here’s the question I always ask my clients:
What happens after you sell?

Unless you’re cashing out completely, you’re probably buying your next home in the same market.

So selling at a record price doesn’t automatically mean you’ve made the best move.

Sometimes it’s less about squeezing out the last bit of profit from your current home, and more about whether your next move puts you in a stronger position.

Every homeowner’s situation is different. That’s why I believe the “right time” to sell isn’t based on headlines—it’s based on your goals, finances and what comes next.

SINKs and D***s are reshaping Singapore’s household trends — but the 1-bedder data tells a more complicated story 👇
Our average household size dropped to 3.06 in 2025 (from almost 5 in 1980), and fertility is at a record low. On paper, that should mean small units are flying off the shelves.
On the ground? Older shoebox and studio units are actually harder to move.
Why: the 2023 ABSD hike narrowed the investor pool that used to snap up small units. Demand shifted to bigger units bought for own-stay — so it’s less a size problem, more a liquidity problem.
Doesn’t mean the SINK/DINK trend is wrong. It means the market’s getting more selective — a proper 1-bedder or 1+study built for someone’s actual life is what holds value now.

Most people think their income determines how much property they can afford.

But that’s only part of the picture.

I’ve met homeowners who are earning more today than they were 10 years ago, yet find that their borrowing power hasn’t increased as much as they expected.

One reason is age.

As we get older, the maximum loan tenure available typically gets shorter, which can affect affordability.

That’s why timing matters.

Property planning isn’t just about increasing your income. It’s also about understanding how age, loan tenure, CPF, savings and existing property equity can affect your options.

Sometimes, waiting for a higher income may not improve affordability as much as you think.

Property decisions aren’t just about how much you earn.

They’re also about when you make your move.

One of the most common questions I get is:

“Should I keep my property and rent it out, or should I sell it?”

The interesting thing is that most people jump straight to rental income.

But that’s often not where I start.

Instead, I look at three things:

• Does the property still have meaningful growth potential?

• How hard is the equity working for me?

• What’s the opportunity cost of continuing to hold?

Because property decisions are rarely just about the property itself.

They’re also about what else that capital could be doing.

That’s why two homeowners can own very similar properties and arrive at completely different decisions.

One may choose to hold.

The other may choose to sell.

And both could be making the right decision.

The property is only half the equation.

The owner’s goals matter too.

Most property discussions start with:

“Should I focus on rental yield or capital appreciation?”

But that might be the wrong question.

Rental yield and capital appreciation aren’t competing goals.

They’re tools.

If your goal is to generate passive income, rental yield may matter more.

If your goal is to upgrade from a $1M property to a $2M property one day, capital appreciation could be far more important.

The right strategy depends on what you’re trying to achieve.

Before looking at the property, start by understanding the owner.
