The first offer is usually, not always, usually the best offer you'll get.
And most sellers learn that the HARD way.
It feeeels completely backwards
So let me explain who's actually behind that first offer.
The moment your home hits the market, the buyers who jump immediately..... Aren't Random.
They've been searching for weeks... even months
They set alerts, gotten their IPAs, familiarized themselves with the neighborhood,
and.... they've probably already lost on a home or two
So when your home appears and they like it, they don't wait..... They POUNCE.
That first offer is coming from the most prepared, most motivated buyer in the entire pool.
Now, here is the trap.
The offer comes in fast and the seller thinks, if it's this easy on day three, imagine what's coming.
So they say no, expecting for better.
But the ready buyers have already shown their hand.
And as the weeks pass, the urgency cools.
The home starts to feel available & eventually.... the listing becomes stale
And the next offers usually come in lower.
I'm not telling you to grab the first offer that
I'm telling you not to reject it just because it came in quickly.
Fast doesn't mean lucky.
Fast usually means motivated.
A strong early offer is the market working exactly the way you want it to.
And knowing that is the difference between selling well and then chasing a deal you already turned down.
