Sometimes we question why do people, and even myself want to put ourselves through additional 'stress' like this ๐Ÿ˜ตโ€๐Ÿ’ซ:

- higher mortgage
- lesser cash savings
- hassle of moving
- paying of maintenance fee for the pool and gym which you probably won't use
- and more...

This family that I met in June 2024 made an uncomfortable move from swapping out their HDB upon reaching MOP to a new launch costing $2m. Mortgage went from just $1347/mth to $6005/mth. Max out monthly CPF contribution monthly cash top up works out to be $3605/mth.

In fact this is just one of the many family in Singapore that decided to take this uncomfortable path of taking on this 'additional burden' as what most would called it.

On the bright side. In the entire upgrade to a $2m private property, this family came up with only approximately $100k in cash for the downpayment and everything else from the proceeds for the sale of their HDB which they acquired it for less than $350k then. ๐Ÿ˜ฒ

Did you know that the same BTO that they sold today cost at least $100k more to buy now? Which is something you have observed as well that somehow prices seems more affordable the last time you looked at it. Be it HDB or private property.

The key questions is years down the road, say in 2028/2029 when you look back again, will prices look cheaper in 2024/2025? ๐Ÿซฃ

And that said will the $2m property they have acquired increase in value over time to reach perhaps $2.3m or $2.4m? And you know the clear progression for them next would be something at a higher value. ๐Ÿ โžก๏ธ๐Ÿก

Standard progression subject to loan eligibility:
$350k -> $2m -> $3m -> $Xm

That's the secret on how average Singaporean can end up with higher value property. All via ๐˜พ๐™–๐™ฅ๐™ž๐™ฉ๐™–๐™ก ๐˜ฝ๐™ช๐™ž๐™ก๐™™๐™ž๐™ฃ๐™œ ๐™ฉ๐™๐™ง๐™ค๐™ช๐™œ๐™ ๐™‹๐™ง๐™ค๐™ฅ๐™š๐™ง๐™ฉ๐™ฎ.
