🤝 Our most challenging sales to date!!
Home owner contacted us through our social media in a loss as they had been trying to sell off their unit for 6 months. Over the phone she explained to us her situation: unit is EIP restricted, low floor, not many viewings and only 1 offer below her expectations. Sounds famililiar?
Nonetheless, we explained to her over the phone on how we will be able to help her achieve what they wanted.

We met up for discussions and homeowners decided to let us market their unit exclusively.
Viewings lasted for weeks and months but no offer came. Finally an offer came in at the price owner is acceptable! But buyers backed out as they preferred another area. We did not give up and tweak our marketing strategies and managed to get more buyers and also held an open house viewing session! At last, we managed to get another buyer and negotiated for a price which is within sellers' expectations!

🎉 Another Home Successfully Sold! 🎉

🤝 Record High: Sold $10,000 HIGHER than recent transactions!
Another home owner contacted me through my flyers and was not sure about how to offload her unit which she inherited from her late parents.
We met up for discussions and to understand about the background of this case. I also shared with her the important points to look out for such sale.
She was impressed by my knowledge and felt comfortable to let me handle the sale. Before we were able to market the unit, we realised she is unable to submit HDB Intent To Sell. I then wrote in the HDB and called them up and settle the issue for her.

Even though the unit is in original condition and bare, we managed to get several offers for the unit. Most of the offers were below the owner's expectations and after discussing, we rejected those offers as we believe the unit is worth much more. While at the same time, I was negotiating with a very keen buyers. After walking them through the good points of the unit and it's good location again, I managed to negotiate for an offer above the owner's expectations!
Owner was very pleased and accepted!

🤝 Sold HIGH & successfully upgrade to Condominium!
Owners contacted me through my flyers and we met up for discussion. They wanted to upgrade to condominium but were unsure about their finances and timeline.
I went through their finances in details with them, explained to them on the timeline as well as provided them with market updates.
We set on the selling price range and areas to target for their home upgrade and started marketing their unit as well as house hunting with them. It is important to do both concurrently for sale and purchase cases so as to be able to manage the timeline well.

As their unit was situated at a "ulu" location, there was not many keen buyers. Nonetheless, I maximised my marketing activities and made use of all available opportunities to provide potential buyers with a tailored viewing experience. All of them were impressed with the house.
We got a few offers which felled short of the owners' expectations but we did not accept as we believed in the value of the unit.
Not too long later, we received a suitable offer and I started negotiating for the owners. Through some effective negotiations, we finalised on a price well within the owners' expectation!

We met up and discuss about her housing plans. Owner wanted to move to the East and near amenities due to her aging parents.
