✅ I have something to share with you: This chart compares a FH vs 99 in a RCR region. Surprisingly the 99 years transacted average is higher than FH.

✅ If today you can buy a FH at 99 years price, will you be keen to look at it? Normally FH asset price is 20% premium more than 99, but surprisingly today, it is not!

✅ So the question is there really such property today? If you are keen to know more, really happy to share how to identify a Stable & Safe FH asset.

Promote Sustainable Conditions in Property Market

• TDSR same 55%
• MSR same 30%

Prudent Borrowing - FI
• MSR (Residential) increased from 3.5% to 4%
• TDSR (Residential) increased from 3.5% to 4%
• TDSR (Non Residential) increased from 4.5% to 5%

Prudent Borrowing - HDB Board
• HLE MSR increased from 2.60% to 3.00%
• LTV cut from 85% to 80%

HDB Loan will continue to be priced at 0.10% + OA rate

Moderate Demand in HDB Resale Market
• Private Property Owner / Ex-Private Property Owner -> To wait out 15months prior to granting an Option to Purchase for Resale Flat

Senior > 55yrs, downgrading to 4-Room flat or smaller, will not be affected.

SERS stands for Selective En block Redevelopment Scheme which aims to renew older housing estates by buying back flats more than 50 years and redeveloping them. 🏠
