New GLS site sold in Woodlands at $904 PSF PPR!!

In Summary,

This Woodlands site is the first GLS tender excluding EC since 2011. The last land bid (now known as Parc Rosewood) 12 years ago was sold for $367 PSF PPR.

CDL added this site to replenish their land bank to ensure a stable launch pipeline. In line with governmentโ€™s rejuvenation plans, developers were confident that upgraders demand remain strong for this Woodlands GLS site.

Estimate average selling price for this woodlands site will be at $1,900psf.

With the recent GLS sites sold, this has clearly shown that developers are confident of our Singapore property market directions and new launch prices will be staying at an average of $2000psf.

A new record land bid price of $703 PSF PPR for an EC land.

What does this means for EC buyers and Sellers?

1) EC is undisputed one of the highly sought-after asset class especially for Singaporean and PRs.

2) Given the new price tag of new private condo averaging at $2000psf, EC will be the most affordable option for upgraders looking at moving up to private residential.

3) Developers are buoyant on the demand of new EC given that the recent EC launches like Copen Grand, Tenet and Altura had shown huge interest from buyers and overwhelming take-up rate.

4) Buyers saw the widening price gap between EC and private condo which gave them the confidence of potential appreciation after the EC met the MOP period.

5) EC buyers are mainly owner occupation which eliminates the potential risk of speculative investors.

All non-owner occupied residential properties will see higher taxes, with the increase being more significant for properties at the high end.

Currently at 10 to 20 per cent, the tax rates for such properties, which include investment properties, will first be raised to 11 to 27 per cent in 2023, before being raised further to 12 to 36 per cent in 2024.

Tax rates for owner-occupied residential properties with annual values of more than S$30,000 will also be raised.

Currently, the taxation rate ranges from 4 to 16 per cent beyond the first S$8,000 of a propertyโ€™s annual value. Under the new changes, there will be a taxation range of 5 to 23 per cent beyond the first S$30,000 valuation by 2023, with a further increase to 6 to 32 per cent in 2024.

This increase will impact the top seven per cent of owner-occupied residential properties, such as condominiums located in central Singapore and large landed properties, with steeper tax increases for those at the top end.

Is Freehold always the best options for you?
This has always be one of the popular questions debating between consumers and agents?
For most of the consumers, freehold will always have an edge over leasehold property. Nothing wrong and in fact, I truly agree with it. However, before we even decide on whether freehold or not, I always like to bring my clients back to our "drawing board".
