It came from her teenage son.

My client had been waiting patiently for a rare unit to become available in one of Singapore's most sought-after developments. When it finally came onto the market, she was genuinely excited.

As we toured the development, we discussed the layout, facilities and whether it would suit the family.

Then she turned to her son.
"Boy, do you like this development? Mummy is thinking of making an offer."

His response caught all of us by surprise.

To be fair, the development is over 10 years old. It has a timeless, classic design, but not the contemporary style many newer projects have today.

His comment made me pause.
Not because he was right or wrong.

But because it led me to ask my client a question that many successful property owners rarely ask themselves.

For many families, building a property portfolio has always been about creating a legacy. The assumption is simple: work hard, accumulate assets, and eventually pass them on.

But what if the next generation values something different?

During our conversation, her son shared that he hopes to study overseas. He wasn't particularly interested in inheriting the family's other properties or managing them in the future.

That changed the entire conversation.

Perhaps the real legacy isn't about passing down more properties.
Perhaps it's about giving our children the freedom to pursue the lives they want.

It also made me think about another question that every property investor should consider.

After all, one day they will become the buyers of our current homes.

If they prefer newer concepts, different layouts, more flexible living spaces, or simply have different aspirations, should that influence the properties we buy, hold or eventually sell?

As property investors, we spend a lot of time studying interest rates, supply, demand and market cycles.

Maybe it's time we also study the mindset of the next generation.
Because markets don't just move with economics.

They move with people.

Sometimes, it costs relationships.
Sometimes, opportunities.
Sometimes, wealth.

The dangerous thing about ego is that it disguises itself as
โ€œI already know.โ€
โ€œIโ€™ve seen this before.โ€
โ€œMy perspective is better.โ€

And when someone becomes too attached to being right, they slowly stop listening.

Not because there are no good perspectives around them, but because accepting another perspective feels like losing.

And that is where costly decisions begin.

A recent property sale reminded me deeply of this.

More than a year ago, I was exclusively engaged by an owner to sell his property. Within 2 months, I managed to secure several offers, including one that would have been the highest transacted price in the entire development at that time.

Importantly, this was not just a verbal discussion.
The buyer came forward with an actual cheque.

When I happily presented the offer to the owner, his son stepped into the discussion and insisted they should demand even more, despite the offer already being above valuation.

What happened next stayed with me.
The cheque was torn as a form of rejection.
The son took over the entire conversation, dismissed the ongoing discussion, and eventually removed me from the listing entirely.
The father apologised quietly, but reluctantly accepted his sonโ€™s decision.

More than a year later, the property was still unsold.

One day, the father texted me again.
He asked whether I could show him back the previous offer because his current agent told him it was impossible to achieve that price anymore.

Unfortunately, the market had already moved on.
The opportunity had already passed.

Eventually, the property was sold this January at a lower price than the original offer I had secured.

Interestingly, I was approached by another owner in Feb to sell her unit at the same development โ€” same level, same layout, same size.

But this experience was completely different.

Instead of fighting perspectives, we aligned ourselves as a team. We discussed the realities clearly, trusted the process, and moved forward together.

The result?
The unit was sold within 2 months at approximately $50,000 higher than the January transaction of the earlier unit.

Same development.
Same size.
Same level.

Different mindset.
Different outcome.

Sometimes being right is less important than getting the right outcome.

Whether in negotiations, investments, business, or life:
Market results eventually tell the truth.
