Decaying lease

In May 2026, 18 HDB resale flats were sold for S$300,000 or less, which was double the number in April.

This was the highest monthly figure recorded in nearly two years, Shin Min Daily News reported.

According to HDB data, most of these flats were in mature estates, such as Bukit Merah, Queenstown, Jurong West, and Geylang.

The cheapest flat sold was for S$258,000, a two-room unit in Toa Payoh with about 40 years left on its lease.

Most of the others had remaining leases of under 50 years.

As a whole, however, HDB resale prices rose 0.3 per cent month-on-month in May, reversing April’s 0.6 per cent decline, property website 99.co found.

There were also 166 million-dollar resale flats transacted that month.

Most Singaporeans in their 30s are still saving up for their first condo.

Christian Oh had 13 properties by 29, and $100,000 coming in every month. His next buy was a coffeeshop in Ang Mo Kio.

Before signing, he visited the unit six or seven times at different hours. Who came for breakfast. Whether there was a dinner crowd. What weekends looked like compared to a Tuesday afternoon. He spoke to tenants, looked into why the seller was letting go, and ran the numbers until he was sure the income would hold even if the unit sat empty for a year.

The logic was straightforward. People still need to eat, even in a downturn. A well-located coffeeshop serving a residential estate is one of the quieter ways to build income that just keeps coming in.

He now nets around $30,000 a month from it after his loan. There are only 402 privately owned coffeeshops in Singapore, and HDB stopped selling new units in 1998.

Most people overlook it. The ones who do not tend to hold on for a long time.
