One thing I always remind buyers: don’t judge a resale flat by its asking price alone.

Repairs, rewiring, unapproved alterations and unwanted built-ins can all affect what the home eventually costs. Recent transaction prices can also help you decide on a reasonable offer and prepare for possible COV.

These are some of the things I look out for during viewings, so my buyers can make a more informed decision.

Thinking of downsizing from a private property to a HDB?

For this couple, both 52, we looked at 3 options:

1. Stay put
Continue paying ~$3,800/month until 65 years old (13 years to go).

2. Downsize before 55
Sell and move to a fully paid 5-room HDB.

3. Downsize + pledge the HDB at 55
Based on their current numbers, this could leave them with around $350K cash.

There’s no right answer, it depends on what you want your next stage of life to look like.

Raihan and Nadia knew they needed more space for their family of 6 but they also wanted to be closer to their parents.

Turns out, they didn't need that long. The very first viewer wanted the home.
