Amo Residences in Ang Amo Kio was launched in Q3, 2022 and sold 98% over the launch weekend. As of 15 Feb 2023, only 5 units are left.

In my opinion, itโs a no-brainer and if you bought a unit you liked, congratulations! If you bought but are not too sure or convinced why you did, I think you got lucky that this was the property you bought despite being unsure!
Here are my (personal) reasons:
1. Itโs a rare and long awaited new launch in a true mature estate. Last new launch in the area was more than 8 years ago, thereabouts. This is pure demand. People know the area, want the area.
2. Not 1 but 2 good schools within 1km. 1 is a girlโs school and other, co-ed. Again demand and for those who are family planning, rare availability of options isnโt it?
3. If you know the area, and I know the area โฆItโs built on my mumโs old flat!โฆyou would know that itโs a quiet peaceful area, in front of a private landed housing estate, opposite Bishan Park (or the Expo site, depending how old you are) and yet beyond 1-2 blocks, there are buses to everywhere and a MRT station nearby. It used to amaze me decades ago, how I could go to Orchard, NUS, Sembawang/Yishun, all from the same bus stop.
Sure, we hear (apparent) technical talk on fair price compared to OCR, CCR and some projects but is there really a formula for buyers to price the differences in location and projects? The concepts are good and correct, but the reality is subjective. Itโs all a matter of individual perspective and who wants it bad enough. As long as it wasnโt a sudden crazy jump in price, buyers were always ready for Amo.
Sure, we hear talk about what the HDB nearby is going for. That is real but doesnโt that simply reflect that the 3 points above were already in play?
So now that you bought, what can you expect? Well, gratitude from your kids of course haha or tantrums from having you put them into the pressure cookers that are the nearby schools. And regular irritating knocks on the door asking you to sell for a tidy profit, if you are willing to give up the convenience yourself.
