Documenting my closing for the first week of June, involving 2 families of the same goals.

1. Upgraded a 5 bedder condo to a beautiful landed home which we searched high and low for close to 4 months

2. Downsized an elderly couple from their 4 room to a 2 room, with cash outlay for retirement

Different profile, different stage of life, the same commitment.

What a privilege to be part of all these transactions 🌷

I believe shifting home in our 80s is the last thing we want for ourselves

But without any other choice, my elderly sellers bought a 2 room resale flat that was barely covered by their sales proceeds. With the cpf refunds to her daughter including the accured interests that rolled over the years, they were left with only a bare minimum of cash for their retirement.

Strongly encourage homebuyers to always think wisely before including a child in the home ownership, if given a choice.

If you think hdb flats are all million dollars and are unreachable, the good news it, they are not.

There are still plenty of affordable options well within $600k, decent proper 4 room units, comfortably priced for first timers.

Sometimes, buying your first home is not about finding the perfect house immediately. It’s about finding a comfortable and financially sustainable place to begin! Dont lose hope 🌷

‘If i die, my hdb flat dont need to pay anymore’

Have you heard of this saying before and wondered how and why is this so? As long as you are taking an HDB loan and financing your monthly repayments through CPF, you will have to purchase the Home Protection Scheme - a mortgage insurance that can be paid through your cpf, unless you opt out!

Were you aware of this eligibility for single divorcees?

My recent client is a divorcee whom had sold his first BTO many years back. He is now looking to purchase his own flat when he realised that he couldnt apply for a BTO as a single second timer. He has to consider only the resale flats unless he includes his child as an occupier.

Motherhood is a constant struggle between trying to be a parent that you want to be vs a parent you need to be. As much as you want to embrace gentle parenting into your style, reality slaps you in the face when your kids arent suitable to be gentle parented

You struggle with constant guilt while working hard but spending lesser quality time. The most asked question of the century is ‘do you have work today and what time are you coming back? Can you cancel work?’

You struggle to give them the perfect healthy childhood without any stress but society says you need to do well in school to progress better in future.

You struggle to think that as long as they are healthy and happy, nothing else really matters. But wait till you receive their exam results and you think twice about what kind of silly thoughts you have.

No matter how great or how successful you are at work, you still gotta rely on chatgpt for all the difficult math problem sums
