The Singapore property industry is in the news again. CEA is tightening the rules. Agents will need refresher exams and a minimum of three transactions over three years to keep their licence.
The authorities are finally enforcing what buyers have been saying for years: too many unscrupulous agents who treat clients like transactions. Too many bait-style listings. This isn't new.
I recorded this video/wrote this newsletter before the CEA announcements. The "flaw" in how agents operate has been on my radar long before I became a property agent.
It's actually one of the reasons I got into this industry. I wanted to be the exception. Someone who doesn't disappear the moment the commission is paid. Someone who treats the years after closing as important as the months before it.
This video breaks down the Anti-Sales Filter: four questions to help anyone expose a transactional agent before signing. These questions not only test how an agent behaves when they want your business.
They test how they behave when they've already got it.
You got the keys. The commission was paid.
