You are at the stage of “Just upgrade lah!” 😅

But how do you actually know if the numbers might work? 👀

Here’s a simple example.

If you’re eyeing a $1.2M property:
💵 5% cash → $60K
💰 20% CPF/cash → $240K
🏦 75% max bank loan → $900K*

Now, if both spouses are 35 years old, earning $4K each/month, that’s $8K combined income.

Using the 55% TDSR as a simple guide, that gives about $4.4K/month for total debt commitments.

With no other monthly debts, that could translate to roughly $921K of loan capacity under this example.
So the $900K loan needed is within that rough calculation.

But this is only an illustration, not a guarantee of loan approval. Your actual amount can vary depending on your debts, income, loan tenure, age and the bank’s assessment.

Still, it’s a useful quick reality check before deciding whether to sell, upgrade, downsize or stay put.

Yesterday felt a little different.

We celebrated Maggie’s birthday one day earlier this year.

Usually birthdays are all about celebrating, eating, chatting and enjoying the moment…

There was something else in the background.

Lucas is heading into Army today, so while he was busy getting himself ready, the 3 of us squeezed in a little birthday celebration for Mummy.

Its a small cafe, some food, some laughs, and our family time together.

Then came the part every Singaporean NS parents know…
Finding a barber for that military haircut!

Watching Lucas slowly get ready for enlistment, it suddenly feels real.
From birthday celebrations to Army haircut, from being our boy at home to starting his next chapter…

Yesterday was a mixture of happy, proud, excited… and maybe emotional too.

Happy Birthday, Maggie.
And Lucas… a new experience starts today.
We’re all behind you.

Sometimes, it’s not really about the food.

1st— Hainanese Chicken Chop Rice.
Crispy, saucy, comforting, with that familiar old-school taste.

2nd— Nanyang Curry Noodles.
Rich, fragrant, a little messy… but somehow, just right.

Both tasted good.
Both looked good.
And somehow, both brought back a few memories.

But thinking about it…
Maybe the food was only half the story.

Sometimes, it’s where you eat-
A little cafe tucked away in a new corner.
The new tables.
The sound of plates and conversations around you.
That cup of coffee sitting beside the food.

Sometimes, it’s who you eat with-
Family.
A friend you haven’t seen for a while.
A colleague talking about work.
Or just yourself, quietly enjoying a meal!

And somehow, the experience becomes completely different.
Maybe that’s why some places stay in our memories long after we’ve forgotten exactly what we ate.

I think property can be quite similar.

We often look at a home through the obvious things-
How nice is the renovation?
How big is the living room?
How high is the floor?
How beautiful is the view?

All important!

But sometimes, there are things you can’t really see from the listing photos.

How does the place feel when you come home after a long day?
Is the MRT within easy reach?
Can you walk nearby for your morning kopi?
Can your parents come over easily?
Or, can the kids get around on their own?

These little things may not appear in the floor plan.
But they become part of your everyday life.
A property may look great on paper.
Another may look a little more ordinary.

Just like the difference between a fancy cafe and that old familiar kopitiam.

Because eventually, we don't live inside a property brochure.
We live our mornings there.
We rush to work from there.
We come home tired to there.
We celebrate birthdays there.
We have good and difficult days there.

So perhaps when choosing a home, it’s worth looking beyond just how it looks.
A home isn't only about the walls
Look at how it fits your life.

Just like food…
Sometimes, we remember the taste.
But very often,
we remember the moment.

Not Everything That Looks Good, Tastes Good!

Some food looks really good in pictures!
Then comes the first bite.
And you start wondering…
Did I order the wrong thing?

The Carbonara Pasta

Looks creamy. Looks normal.
But the taste?
I rate it below 3/10.
One of the worst pasta I’ve ever eaten!
The sauce tasted worst then mushroom sauce. The mushrooms and bacon came in tiny bits, not the kind you can really bite into.

It was a plate of pasta that looked alright, but somehow gave me a nightmare. Terrible!

Then came the common Wanton Mee

Old-school wanton mee at Joo Chiat.
One of my favourite stalls.
A usual go-to.
Nothing too fancy. Nothing trying too hard.

Just that familiar taste, the comforting noodles, and a little bit of memory with every bite. Nice!

Sometimes, the food that stays with us isn’t the most beautiful.
It’s the one that feels right.

And somehow, that got me thinking about houses.

A messy house VS a nice-looking house.

Walk into a messy home and you will see clutter, old furniture, things left around. And even odd smell!

First impression?
Bad. Off beat. Confirm wont even consider.
But look beyond the mess.

The location.
The surroundings.
The space.
The natural light.
The feeling when you stand there.

Sometimes, the house itself has more to offer than what the clutter shows.

Then there’s the other one.

A beautifully styled home.
Clean lines. Nice furniture. Good condition.
Everything looking just right.

But the moment you step outside…

The location doesn’t quite work for you.
The daily commute feels tiring.
The surroundings don’t give you the right vibe.

A nice house, but perhaps not the right home?

Just like food.
Good presentation is nice.
But what matters is whether you enjoy the experience.

In property, it’s not always about finding the prettiest house.

It’s about finding one that fits your life.
The location you can live with.
The space your family can grow into.
The surroundings you enjoy coming home to.

Because at the end of the day,
A home should feel right, not just look right!
