DBS saw a 40% jump in home loans from buyers under 35 — but not for the reason you think. DBS home loans for under-35 buyers jumped 40% between 2024 and 2025. OCBC saw rising singles buying private homes too. These buyers aren't sounding euphoric. In my conversations, they sound genuinely worried. They fear that in a few more years, certain locations will permanently slip out of reach. Covid supercharged this fear — prices surged across HDB resale, ECs, condos, and rentals all at once. This week's sales: 66% were resale, 32% new launches, and 2% sub-sale. Resale dominates. Young buyers aren't investing from greed — they're buying from fear of being permanently left behind.
