DBS saw a 40% jump in home loans from buyers under 35 — but not for the reason you think. DBS home loans for under-35 buyers jumped 40% between 2024 and 2025. OCBC saw rising singles buying private homes too. These buyers aren't sounding euphoric. In my conversations, they sound genuinely worried. Can't find a real family home under a million? I found five — all near MRT. Five oversized flats — jumbo, maisonette, executive apartment — all still under $1 million. First up — 531 Choa Chu Kang Street 51 at $888,888. Over 1,646 sq ft on the top floor. Here's the catch — it's a 1993 flat. But the bones are incredible: open kitchen, merged bedrooms. The lowest price per square foot is $479 psf — 558 Jurong West Street 42 at $820,000. The maisonettes at Jurong East and Tampines come with stairs — proper two-storey living inside an HDB. Singapore industrial sales just hit their lowest volume since 2020 — but not all assets are losing. Strata industrial deals fell 17.5% q-o-q — only 335 transactions, the lowest since 2020. Buyers are still spending — but only on assets with stronger fundamentals and longer-term value. 30-year leasehold values fell 0.6%, while freehold assets rose 2.9% in the same quarter. Logistics rents held up, rising 0.4% — but prime factory rents slipped 1.4% as occupiers got picky. Savills projects 0 to 2% rental growth for factories and 0 to 1% for warehouses in 2026.
