Much has been said about BTO, what about SBF? Held concurrently with the May 2023 BTO exercise, the May 2023 SBF exercise has exactly 1,500 flats across 413 projects/precincts for sale 🤩 Swipe to see my insights on the May 2023 SBF ➡️

With the new HDB Flat Eligibility (HFE) policy in place, applicants may need to wait a bit to access the HDB flat portal 😩 Not to mention, the portal does not show all the projects in 1 page so applicants have to navigate between pages. As such, I have compiled a list where you can see EVERYTHING in 1 page!! 😌

The 1st BTO launch of the year is here!! 🏠✨ Swipe to see an overview of the projects offered and their price ranges💰

One thing to note, even though you may only be interested in 1 project which is in a town where 2 projects are offered, there is a possibility that your queue number (if any) allows you to only choose a unit from your less preferred project. This is because the BTO application and ballot is conducted by town and flat type, and not by project.

If you are keen, submit your application via the HDB Flat Portal before the deadline, which is next Monday (6 March 2023), 2359 🙂

💰Housing grants are certainly helpful when buying a HDB resale flat where prices are (still) rising! 😅 Coupled with the reduced Loan-to-Value (LTV) ratio of 80% for HDB flats now, housing grants can help to offset the 20% downpayment for a flat so that your cash can be freed up for other expenses such as renovation etc. 🏡 With the recent announcement on increasing the CPF Housing Grants for Resale Flats in Singapore’s Budget 2023, how much are these grants now? Is it a must to use the grants even if you are eligible? 🤔

We all heard of BTO, but what about SBF? 😃

SBF stands for Sale of Balance Flats and it is a FASTER version of BTO! 👍Balance flats consist of uncompleted flats from earlier BTO projects that are currently under construction 🏗️, as well as completed flats 🏬, which are older and have shorter leases than the usual 99 years.

Unlike BTO flats, the locations of these balance flats are not known until the day of the SBF exercise itself 🤷🏻However, based on past SBF exercises, we know that majority of the flats offered during SBF are uncompleted flats from earlier BTO projects in the past few years 😌

Therefore, I have consolidated a list of uncompleted BTO projects with their revised estimated completion dates 📝 These projects are from the Feb 2017 to Feb 2022 BTO exercises. Projects from the May 2022 and Aug 2022 BTO exercises are excluded as flat selection for those projects are still ongoing.

➡️ Swipe right to see the list sorted by estate, and also what I discovered about Tengah, the newest HDB estate that will see completed flats as early as next year! 🏡

🚀 When the SBF exercise starts, I will update my list to reflect the actual projects with available flats and ethnic quota etc. My list will be compiled at a project level rather than at an estate level so that you will be able to see quickly which project, and hence which estate, may be more worthwhile to apply for during the 1-week application period 😎

From Part 1, we know that HDB resale flats have a range of remaining leases. The length of the remaining lease of a HDB resale flat is important because it affects how much loan 🏦 and CPF funds buyers may use. Older HDB resale flats also generally have older amenities around the precinct and neighbourhood. Hence, HDB resale flat buyers may only be looking for younger and newer flats with longer remaining leases.

This post serves to help this group of buyers who may not know where to find affordable newer resale flats. Swipe to find out which HDB estate has the lowest median resale prices for younger flats in Q3 2022!! Hope my post helps and do reach out if you have any questions ☺️

The HDB Resale Price Index may be at its all time high now, but are there still affordable options in the market? 🤔

Swipe right to see which estates 🏡have the LOWEST median flat prices in Q3 2022! I have also computed the median remaining leases of the flats transacted so that you can understand better how old the resale flats are in the estates. I believe this data is currently not available elsewhere! 😃

Thanks to RISING interest rates 📈 and a RECORD number of million-dollar HDB flat transactions this year 😱, I believe that the recent cooling measures are much needed!

The introduction of a wait-out period 🚫 for private property owners to buy a HDB resale flat will surely help to bring overall demand down, but it remains to be seen if prices for 4-room or smaller flats will be pushed up as private property owners aged 55 and above 🧓🏻👵🏻 are still eligible to buy such flats WITHOUT any wait-out period.
