"HDB resale volumes slid 22 per cent month on month to an estimated 1,904 transactions in February 2022. This makes it the first time volumes fell below the 2,000-unit mark since May 2021 - which saw 1,966 flats changing hands."

According to data retrieved from HDB, flats located within 500m of an MRT station command a resale price premium of about 8% compared to HDB flats without a nearby MRT station.

This article explored the current rental market.

It was noted that demand from HDB upgraders contributed to a higher rise in rental rates for condominiums in the suburbs - 3.9 per cent from last November.

This is because a lot more people are turning to short-term rentals for accommodation as their new homes are still under construction. This group of people come from HDB owners who upgraded to private homes when their flats reach its 5-yr MOP (minimum occupation period).
