✅ Unit Selection at Springleaf Residences: Lessons Learned
Just recently, I accompanied my buyer for her unit selection today.
And what I saw reminded me how easy it is to make the wrong choice… without even realising it.
Many buyers were rushing to secure units. But some decisions?
👉 Honestly, not what I’d recommend.
❌ The Most Common Mistake
Focusing only on cheaper PSF / lowest price.
Yes, nobody wants to overpay.
But real value is about future desirability — how buyers will see it when you sell later.
🛣 Option 1: Expressway-Facing 3-Bedroom (904 sqft)
High floors (15 & above): Stunning greenery view 🌳, noise reduced.
Mid floors (5–10): Worst zone — traffic noise + headlights in your face daily.
(One contact at Treasure @ Tampines couldn’t sell such a unit for over a year!)
⚠️ My take: If you go expressway-facing, go high — or skip it.
🏡 Option 2: Inward-Facing 3-Bedroom Basic (786 sqft)
Price range: ~$1.65M (low floor) → ~$1.8M (high floor).
Below #7: Blocked by an old conservation school.
#7–10: Starts to clear view.
#10 & above: Best choice, and only ~$20K–30K more than mid-levels. Worth it.
💡 Bonus: Units #11 & below come with polka-dot window markings (small but noticeable).

When choosing a home:
Don’t just chase lowest PSF.
Think like your future buyer.
Pick a unit that’s easier to resell, faster to exit, and stronger in value.
