A significant chess-piece move in property cooling measures today with respect to HDB.

Amidst its multiple objectives, one major objective is to protect the soaring prices of larger HDB flats ( 5rm and above) across Singapore, which have seen record highs.

I had a related interesting experience when I facilitated my first option issuing on the first viewing day of a lovely 34 yr old 5 room HDB (about 1345 sq ft). the asking price was met within 10 minutes of viewing at almost $100k Cash Over Valuation!
These buyers were from a landed situation. Even though they mysteriously decided not to see through the option, I got an even higher offer from a second round of first day viewings, only for the seller suddenly realised the value of his place and decided to stay put and go for the Lease Buy Back Scheme.

This experience taught me how dynamic the market can be when large X factor HDBs in lovely locations are involved.

It ticks so many boxes, from schools to greenery & facilities to facings .. truly happy to see the first new project in Ang Mo Kio in 8 years and at attractive PSFs too in the modern market.

Looking forward to the massive response for this project that's bound to set new ripples in property prices and establish new norms.
