With only about 680 unsold new launch units remaining across the entire East region — and the majority concentrated in larger-format 3, 4 and 5-bedroom units at projects like Vela Bay, Meyer Blue, The Continuum and Coastal Cabana (EC) — the supply pipeline for family-sized homes is becoming increasingly tight. This reflects a market where genuine upgrader demand continues to absorb stock steadily, especially in well-connected city-fringe locations. As land costs and replacement prices rise, future launches in the East are likely to enter at higher benchmarks, which could further support price resilience for today’s remaining inventory.

For buyers still searching for a quality large-format home in the East, this may be one of the last windows to secure a new launch before supply tightens further and until the upcoming new launches in 2027.
