Prices are soaring for new launches, even for OCR projects crossing $2,### PSF figures. Something that we would only dream of 10 years ago.

This could serve as a potential to look towards the resale market at a lower PSF entry level and leverage on the uptrend to sell at an even more competitive pricing.

Last month saw the launches of Lentor Modern and Sky Eden@Bedok in the OCR, which recorded strong sales during their first weekend of sales.

Following the previous ABSD changes and uproar within the property market in Singapore, I took an interest in real estate and have constantly following the property market as well as the developments across the industry.

Last night, new property cooling measures have been implemented, which is aimed at moderating the demand for properties in Singapore, amidst the rising interest rates.

Here is a quick summary of the main key points that I found to be insightful and good for knowledge consumption:

🏠 Private Property Loan (Bank)
- TDSR remains at 55%
- LTV remains at 75%
❌ Bank loan interest rate for loan calculation rise from 3.5% to 4%

🏘 HDB HLE Loan
- MSR remains at 30%
❌ LTV dropped from 85% to 80%
❌ Loan calculation increased from 2.6% to 3%

🏦 HDB Bank Loan
- MSR remains at 30%
- LTV remains at 75%

🆕 15 month wait out period
- Private home owners need to wait 15 months before they can purchase a non-subsidized HDB resale flat
