Had so much fun learning advance features of our gimbal gadgets for 360 VR and 3D model.

Each time the trainers shared a useful and awesome feature, me and fellow mates can't help but keep exclaiming "wowwww" "yeahhhh" "haizsayyy" "woohoo!"

KEY PLH IMPACT YOU MAY NOT HAVE REALISED

So to-date HDB has launched 4 x Prime Location Public Housing (PLH) BTO launches specifically in Rochor (Nov 2021), Kallang/Whampoa (Feb 2022), Bukit Merah And Queenstown (May 2022).

Like their predecessors, these PLH BTOs are still well oversubscribed even with the announced limitations such as 10y MOP, resale levy etc.

Nevertheless, there may be one little known impact that some may not have realised... LIMITED PRICE APPRECIATION even after 4-5y construction + 10y MOP.

This is mainly due to HDB applying the same BTO eligibility to future RESALE BUYERS:
- no Singles
- no PRs
- combined salary cap of $14k......meaning an important pool of potential resale buyers have been surgically removed from the PLH resale mkt.

So likely after giving your youth and waiting faithfully for 15 years, these PLH BTOs may not see the kind of capital appreciation at Duxton .

So happy to catch up with ex-colleagues at a house warming. It's a JAPANDI style unit at Queenstown, above #40 level with 270 view of the vast plain of Dempsey landed enclave, the cosmopolitan city skyline and unblock view all the way to JB.
