Most buyers would expect a home like this to come with high Cash Over Valuation (COV).

For my client, a first-time buyer, that was a real concern. Cash had to be kept for renovations and furniture. Paying a high COV wasn't an option.

By analysing actual transacted prices and market data, I negotiated and structured an offer that secured the home with zero COV. 🎉

Many buyers assume good attributes always mean paying COV. Sometimes it is just about understanding the numbers before making an offer.

Spent the last 2 days at PropNex’s PWS Agent Masterclass upgrading how I guide clients through property decisions.

One idea stood out strongly during the training:

Two buyers can view the same unit.
One hesitates.
The other secures it.

Usually the difference is clarity, not courage.

When you understand what you’re looking at, the pricing, risk, future resale, financial safety, the decision becomes much simpler and far less emotional.
