Right home, right area, at the right price, with the right strategy.

My client had her heart set on a popular neighbourhood with low supply. Every suitable listing she liked was sold. We expanded our search to nearby estates, but nothing felt right for her.

Then, by the grace of God, two new listings appeared in her desired area! She loved both, but preferred one that came with challenges: it required extensive renovations, didn’t align with our ideal timeline, and involved blind bidding. I advised her on the risks, and guided her through the offer. We didn’t win the bid, but we were already prepared for our next move.

I quickly structured a compelling offer for the second unit and moved fast into negotiation. The deal aligned perfectly on all fronts:

✅Timeline matched perfectly for both parties
✅Negotiated the deal below valuation
✅Secured with Zero COV

Today, we exercised the Option and concluded the purchase. 🥳

Praise the Lord for another great journey with my client! 🙌🏻

When Ms Y first reached out, she was enthusiastic about upgrading to a bigger home so her grandchildren could stay over comfortably.

After reviewing her finances at our first meeting, I told her that not selling was one of her options, as her expected cash proceeds wouldn’t be substantial, and her loan capacity (for the next home) was limited due to her age. It might be tricky to secure her ideal home within the timeline.

Still, she trusted me to help her make it work.

Together, we took intentional steps to achieve her goals:
✅ Set a target selling price to increase her cash proceeds
✅ Worked closely with my trusted banker to secure a higher loan, without raising her monthly repayment

By God’s grace, I sold her home on the first viewing, at the highest transacted price for her block and street. She now has a bigger purchase budget and more cash left for renovations.

We’ve also secured her next dream home on time, and now she’s happily planning her renovations with greater peace of mind.

This wasn’t just about selling and buying.
It was about clarity, trust, and walking the journey together. 🤝

By the grace of God, I was able to sell 2 homes this week, just a month after marketing. Thankful for the trust from my sellers. They can now focus on renovations and settling into their new homes.

House #1 Achieved a record price for the block in a month with two offers, after taking over from an agent who marketed it for almost three months with no offers.

House #2 The buyers were leaning towards nearby cheaper, higher-floor units with similar layouts, but I helped them see the value in my unit, despite the higher price.
