One tip I always tell my buyers. It's "it's not what you don't mind, it's what your future buyer will mind". People think being buyer agent is easy. What I do is that before we view units, for each individual unit, I share what to say, to ask, what not to. What facial expressions to use, what emotions not to.

As expected, 75 basis points. Worrying part is that FED chair has said there are ways to go before it wraps up it's tightening campaign. Interestingly, Jerome does not put a number to an interest rate by a certain timeframe.

Now, FED definitely has Oct CPI/PCE interim index during the meeting. I suspect month on month , there should be some 0.2% increases. Analysts predicted a 50 for dec and 25 each in Feb and march 2023 with march the last hike before this meeting. The bias has shifted to 50/75 for Dec now. Personally, if CPI/PCE doesn't drop much on Oct and Nov, I'm for a 75bps. I do not expect march 2023 to be the last hike as FED has to gradually decrease the hikes and not stop abruptly even if there see the start of the drop in inflation. At the peak, it will take 6 to 12 months before they reduce 25bps.

So, how does that affect our mortgage rates? Based on current projections, Q1/Q2 2024 sora rate will still be higher than today's sora rate. At this juncture, you don't gain much choosing either fixed or sora as fixed comes with a 2 year 3.85. But, fixed does give you peace of mind lest US can't manage inflation.

In 10/15 years time, if you are both graduates and start work at 5k a month. CPF each year is 24k. Assuming a non mature estate 4 room bto is $600k by then, you need to work 4 years including pay raises bonus if you use only cpf as downpayment. Now, if you aren't both grads, how long do you need to save and how much grants will gov give? This 20% down payment no doubt is about financial prudence but it delay marriages. Or our Singapore dream should be to buy a 3room bto when I get married? Go back to 10% government or stop the raise in price of our bto.

Though high interest rates do not affect new launch much as they are progressive payment, it will affect resale condos. This in turn leads to much much lower profits, if have when the project top. Low supply of unsold units also will not last. There is always upward or downward supply. Just a matter of time. Probably a good time to sell if you intend to. Pm me for more details

There is a fixed rate one year 2.5% by ocbc now. With sep, nov, dec, jan and march 2023 as fed projected hikes, sora will highly reach 4%. Jackson hole comments by Jerome Powell was very negative. If thats the peak, FED will take 6 to 12 months to lower by 25bps as Jerome Powell is very conservative. If you can refinance now, message me and I explain why. Thanks

US CPI has dropped to 8.5%. rate hikes usually have effects on inflation after 6 months in this case 5, march. If Aug CPI drops further which should be, highly likely Sep Rate hike would be a 50 basis points or less. If downward trend continue, we may just see a combined 50 to 75 basis points in Nov and dec which will bring SORA to just around 3%. Could that be the peak of interest rates in Q1 2023?

Most countries inflation came from oil and gas. These 2 are still supply and demand. When covid simmer in Q1 2021, demand suddenly spike. During the 2 years of covid, a lot of oil rigs were shut down. It takes time to put them back operational. It takes time for the world to reach maximum oil output. I believe it has now, if not oil and gas would soar even further. Let's hope all these factors play on our favour and we have a strong 2023.

Lentor modern is a good project. It's integrated meaning connected to mrt and has 96000 commercial space which includes a supermarket and a childcare centre. US June CPI is at 9.1%, another new high since 1981. FED has increased in March 25 basis points, May 50 points, June 75 points.

99.9% end July another 75 basis points. Effects of interest rates hikes to show results in curbing inflation would be 6 months. March was an outlier of 25 basis points, so May + 6 months would be Nov to see results.

There are 3 more hikes excluding July. Coming up are Sep, Nov and Dec. If based on current projections, SORA will hit more than 3% and fixed over 4% in dec, and that is if inflation slows.

There is nothing you can do if you had not refinanced. Cos its 50/50 whether you take SORA or fixed now.
