Plot B along Ulu Pandan Road, next to Pinetree Hill is won at $1,223psfppr by MCL.

Another interesting point is that UOL defensive bid is only $988psfppr. This shows that they are quite confident any bid above $988 will not be able to sell substantially ‘lower’ than Pinetree Hill (after factoring in the recent harmonization rules).

The winning bid is $1,223psfppr. So how much do you think plot B will sell in a year’s time when it’s launched?

Also, Clementi Avenue 1 is even higher at $1,250psfppr, which means that Clementi will likely be priced higher at launch as well

UOL has two launch-ready projects in the pipeline this year. It plans to preview its upcoming 520-unit residential development at Pine Grove by the end of 1H2023. It will launch the redevelopment of the former Watten Estate Condominium in 2H2023.

The first major launch of a suburban project is almost fully sold on first day of sales, with just seven units out of 372 still available. Average price is said to have crossed $2,100 psf, a new price benchmark for the Outside Central Region

With an area of 22,534.7 sq m, the land parcel A at Pine Grove received 5 bids. According to the URA, the top bid was $671.5 million or $1,318 per sq ft per plot ratio (psf ppr) submitted by an entity of UOL. It was higher by just $800 than the second-highest bid - making it one of the closest fights in state land tenders.

Key attractions of the site include the lack of new supply in the vicinity for over 10 years, its proximity to popular schools such as Henry Park Primary School, a short drive away from lifestyle hub Holland Village, and the one-north precinct and major tertiary institutions nearby such as Ngee Ann Polytechnic, National University of Singapore (NUS) and School of Science and Technology Singapore, that could provide rental catchment.

This land parcel A can be built up to 520 dwelling units or an average 980 sq ft per unit.
