🏡Buying a Home with Just Photos – How Trust Sealed the Deal!🏡

Buying a home is never easy, especially with twists and turns like this:

1️⃣ Two deals fell through after endless negotiations – sellers kept raising prices and ultimately refused to sell.

2️⃣ COV too high for the third property we loved. Despite its great location in , the $40k-$50k COV was unreasonable, so we walked away.

✨ The turning point:
One day, I spotted a 4-room gem: high floor, unblocked view, bright, and super convenient. The catch? The seller wasn’t living there, so my buyers couldn’t view it in person.

But guess what? They trusted me completely and made the decision based on photos alone. They paid the $1,000 option fee, and when the valuation came back with no COV, we secured the deal!

This client reached out to me during a new chapter in life—they had just welcomed a baby and were ready to buy their first home. After understanding their needs, we started viewing properties. The client loved the first 4-room unit we saw: a high-floor, unblock view, move-in ready flat near his wife’s workplace. Confidently, he said, “I have the final say—make the offer!”

However, after discussing it with his wife, she disagreed as she hadn’t seen the unit. Respecting her wishes, they passed. Over the next month, we viewed 11 units as prices soared, but every promising option required COV or got snapped up quickly. Seeing the intense competition, I suggested looking at 5-room units instead.

💰When Budget Isn’t an Issue, Only the Best Homes Make the Cut!

Meet Mr. Chen and Ms. Zhang, two buyers with impressive financial power. When we first met, we discussed their needs and budget, and I politely asked about their CPF and cash to plan properly.

Mr. Chen asked Ms. Zhang, "How much cash do you have?" Ms. Zhang casually replied, "$100,000 for now." Mr. Chen then turned to me and said, "I'll DOUBLE that—$200,000. If that's not enough, I'll add more."I was a bit taken aback and wondered if they were just being extravagant, but once I confirmed everything, I felt at ease to continue showing them homes.

We toured almost 17 properties, and at one point, they told me they wanted to buy a . However, for some of these million-dollar HDBs, none of us were impressed—they were either too small, had poor views, or were overpriced and unreasonable.

We closed the deal after just one viewing—yes, just one—and for a high-value property!

Here’s what happened:
The buyers called me after attending a chaotic viewing arranged by the seller’s agent, with too many buyers at once. Overwhelmed, they turned to me for help.

After discussing their needs and budget, I suggested focusing on 5-room flats as 4-room options were scarce.

At the viewing, the seller’s agent dropped this:
"Another group is returning tomorrow for a second viewing. Their last offer was $790,000."

I smiled and responded,
"We only need one viewing to decide. Those who come back twice aren’t serious buyers." 😏

This buyer, initially focused on the northeast ( , , , ), struggled with the market — there were no good 4- or 5-bedroom units.

After viewing a disappointing 5-bedroom unit in Sengkang, we expanded the search. I reached out to an agent in Bukit Batok, and after a short wait, we got the viewing arranged.

After checking out the unit and exploring the area, the buyers decided to secure it!
We ended up buying a unit at the area we never considered:
✅ 2019-built home
✅ Great value under $600,000
✅ 6th floor

This buyer truly amazed me—a thoughtful and warm-hearted gentleman! At our first meeting, he surprised me by presenting my CEA Transaction Record, sharing that he had carefully chosen me as his agent after thorough research. His trust and confidence deeply touched me.

Understanding the market’s limited inventory, he approached the search with a positive and determined mindset. Together, we narrowed it down to two potential units:
1️⃣ First Unit: High floor, requires a 2-month extension, initially not their favorite.
2️⃣ Second Unit: Ultra high floor, no extension, their preferred choice even before viewing.

We viewed both over the weekend and had a detailed discussion afterward. I analyzed factors like age, layout, floor level, and price, ultimately recommending the first unit despite their initial preference for the second.

I knew this was a risk—it could jeopardize the deal—but I believed in being honest and prioritizing their best interests. To my relief and joy, his fiancée agreed with my assessment, and they chose the first unit despite the extension requirement.

It was both good and bad news: while it confirmed the unit’s value, it also increased the competition. Staying calm and strategic, I worked hard to secure the deal for them. Against all odds, we succeeded—with no COV!
