In times of pandemic, would Singapore property prices drop? Like car buyers monitoring the bi-weekly COE prices, homebuyers often asked me if Singapore property prices would drop before they decide to enter the market.

My reply is… why wait?

The URA has just released the real estate statistics for 2Q 2021 yesterday and there are some insights for you to draw on if you are on the fence.

In the first half of this year, developers have sold 6,459 private housing units, excluding ECs. The rate of sales slowed down in the second quarter as developers did not launch any new projects during the first Phase 2 (HA) between 16 May and 13 June.

Except for the recent launch of Pasir Ris 8 by Allgreen Properties in July, in which ERA Singapore is the marketing agency, it is quite likely no major projects will be launched as we re-enter the second Phase 2 (HA). Despite the situation we are in, we have seen high demand for this so-called crown jewel of the East, sitting right beside Pasir Ris MRT.

Starting from 22 July to 18 August, the duration of the second Phase 2 (HA) is going to be the same as the first Phase 2 (HA). With this in mind, expect the impact on the real estate market to be repeated in the third quarter.

Despite having these disruptive measures, you may expect private residential property prices to continue to expand, but at a modest pace, which will lead to a 5% to 8% YoY growth for the whole of this year. The good news from this slower price growth is that the policy risk of more cooling measures is deflated.

Expect the sales volume to rebound back after the lifting of the second Phase 2. As a result, the primary market housing sales may reach between 11,000 and 12,000 units this year; and if developers sell more than 11,000 units this year, it would represent the highest sales level since 2013.

With these figures unveiling right before our eyes, my advice for you is to stop trying to “time” the market; but rather, focus on positioning your home buying needs toward a longer-term strategy.

Data from the latest census showed that the number of married couples rose from 880,800 in 2010 to 977,300 in 2020, with more marriages registered in the second half of the decade compared with the first.

In the near term, higher demand can be expected from the larger cohorts of people born in the late 1980s to 1990s as they reach marriageable age, said HDB.

AS property seekers continue to home in on flats in mature estates, the Housing and Development Board (HDB) has rolled out more Build-To-Order (BTO) projects in these prime locations. Read more at The Business Times.

Interest was strongest for the two-bedroom units, the spokesperson added, while there was a "good spread of take-up" across all unit types. Buyers included a mix of HDB upgraders looking to occupy the units, as well as investors.

Located at the coveted Nassim enclave, the low-rise freehold project in district 10 consists of three blocks, with 14 residences in total. Eight are simplex types, four are duplex and two are penthouse units. It is expected to reach its temporary occupation permit (TOP) in H1 of 2023.

Today morning.....The residential sector has continued to draw interest fuelled by deals within the landed house segment, led by sales of Good Class Bungalows (GCBs) which totalled S$526.4 million. These include the sale of detached homes at 71 Grange Road and 5 Astrid Hill, which changed hands for S$48 million and S$44.3 million, respectively.
