So can we safely say resale HDB always makes money?

Not really.

Let’s say you made $50K over 10 years.

On paper, that looks like a gain.

But when you break it down,
that’s roughly around 1% per annum.

Not even enough to cover inflation or CPF accrued interest.

And on top of that,
you may still need to use your own cash savings for your next property.

Now let’s compare this with BTO.

Under normal conditions,
it is very rare to see BTO owners sell below market value.

Because when surrounding units transact higher,
your price is supported by the market.

So the real question isn’t resale vs BTO.

It’s your objective.

If convenience and space matter more,
resale may be the right choice for you.

But if your goal is to build wealth safely through property
and progressively upgrade…

Then your first HDB decision becomes very important.

Don’t be in a position where you want to upgrade…
but your starting point holds you back.

Why I’m sharing this is because
I’ve seen many buyers make decisions based on convenience or emotion,
without thinking about long-term impact.

In my previous post, I shared why your first HDB matters.

Let’s now look at a real example.

A 4-room flat in Sengkang.

Back in 2013, the average price was around $450K.

Fast forward 5 years.

Prices dropped to about $360K.

That’s a $90K difference.

Now imagine this.

At 30 years old:
Your income is higher.
Your CPF is stronger.
Your loan capacity has increased.

But instead of upgrading…
you’re stuck dealing with a loss.

Some choose not to sell.

Some planned to use the proceeds for their next home… but now can’t.

That’s where things slow down.

Now let’s flip the situation.

Another buyer enters at $360K.

5 years later, the price moves to about $500K.

Same flat. Same age. Same intention.

Different outcome.

The only difference?

Timing.

And the truth is…

Nobody can perfectly time the market.

But understanding where you are entering makes a big difference.

Most young couples make this mistake when buying their first HDB.

They focus on what feels right now.

More space.
Better location.
Immediate move-in.

And honestly… it makes sense.

But here’s the part many people don’t think about.

The real impact of your first HDB doesn’t show today.

It shows 5 to 10 years later.

When your income is higher.
Your CPF is stronger.
And you’re finally ready to upgrade.

But suddenly… you realise you can’t move.

Not because you don’t want to.

But because your first HDB already put you in a bad position.

That’s where many people get stuck.

And by the time they realise it…
it’s not easy to undo.

Which means:
You could be getting better units today
without paying the full premium yet.

The risk?

By the time the market feels “safe” again,
prices would have already adjusted.

And that’s when most people enter.

Too late.

That’s why timing isn’t about guessing the lowest price.

It’s about understanding where we are in the cycle.
