Richard Sim To be competent in real estate, apply the correct winning attitude, skill and knowledge. Coming into the real estate industry in 2003, he faced a triple-whammy.

As a former regular in the Singapore Armed Forces, Richard did not know anything about real estate. It was just after the Asian Financial Crisis, the Severe Acute Respiratory Syndrome (SARS) was in the air, and he was still an untrained salesperson. However, over the years, armed only with his skills in people management and communications, Richard has gained much knowledge in this area. The idea

of helping people find their ideal home was a challenging one and one which gave him great satisfaction in. Through this, he believes that this is where he wants to be for many years to come. Richard has been in the real estate industry for more than a decade and his time spent in the industry has given him extensive experiences of public and private properties. He was given opportunities as a core team in-charge for new launches, project in-charge on overseas investments in Malaysia, and has been appointed as trainer multiple times. Richard has also been featured in the media, including an article in Sunday Times. As someone with a strong foundation in training and equipping, Richard also spends his time recruiting and training strong and ethical salespersons. Whether they need help in overcoming the learning curve, or simply need a friendly pat on the back, Richard tailors his approach to his salespersons the same way he tailors to his clients. Having built up a strong team of salespersons as well, Richard believes in straight forward and honest explanations. He personally does not think that hiding, misleading or giving false information are correct and beneficial to anyone. This is why he believes that conducting himself with integrity is important in ensuring that “We come out together as Winners”. Accolades:

Richard was fun and quirky with a unique style of facilitation setting him apart from the other facilitators. His effective use of soft toys with acronyms to set the stage for ground rules was interesting, and that captured everyone's attention. He has a strong presentation skills and carried himself very well.

Richard is also skillful in managing processes. He provided invaluable information, frame work, theories, methodology and make us realized the importance of applying all these theories when engaging the class, knowledge transfers and retentions were extremely useful.

Richard is a top notch facilitator and a man with wise words. I would like to take this opportunity to thank him for his insights on the various types of philosophical models and theories, helping me to shift my mindset in a more organized way.

For me, I enjoyed Richard’s lesson as he knew how to time his lectures and breaks, making learning easy and interactive. He was very organsied and well versed in his subject matter. He really cared for us too. The engagement between the learners and Richard was natural and he was attentive to the learners’ attention span and able to match the lesson tempo according to it.

He was able to field questions well and provide adequate feedback. No question was left unanswered. Knowledge retention was assessed and corrected on the spot leaving strong impressions that helped recollection.

I felt that Richard was effective, efficient and engaging in his facilitation. After attending his class and completed my assessment, I am more competent in carry out my tasks at my workplace.

With that in mind, I'd like to commend and thank Richard for all the knowledge and skills imparted to me.

Mr Richard is a great facilitator. He is well-versed on the topics he conducted. He articulated well and effectively imparted his skills and knowledge to the learners. He is confident, approachable and patient in guiding the weaker learners, giving them ample time to practice what they have learnt.

Richard also demonstrated using the various type of questioning techniques and instructional strategies (eg. role play, problem based, experiential learning and demonstration) to encourage the disruptive learners to participate actively. Although some of the lessons were dry, he was able to provide interesting and relevant examples to bring us deeper to the topic.

With his past experiences in sales, team building and facilitation skills, he was able to engage the learners and helping them to discover their potential through learning.

A facilitator’s work is like walking on a rope and it has changed me over the years. As I try to enhance my facilitation skills through experience and continuous learning in various projects, I notice the changes happening in my attitudes and behaviours towards the people around me. In other word, facilitation is also facilitating my personal and social growth.

I wish to express my sincere appreciation and thanks to Richard.

I have extensively discerned his passion and high-driven energy in the conduct of lesson delivery.

I would like to highlight and commend on his professionaism, possession of high enthusiasm and strong sense of situation awareness evidently demonstrated.

In addition, I wish to express my thanks, especially to him, for his constant care & concern, and his manifestation of empathy and understanding with regard to handling & managing of my physical condition unfortunately encountered during the last 2 days of the course training.

I was actually on MC due to a swollen toe for the last day.
