They balloted for Penrith with another agent. Got a two-digit queue number. Walked away.

Not because they couldn’t afford it — because they weren’t sure the numbers made sense at $2,800 psf.

Then spent weeks viewing 20+ resale units. Plenty of choices. No clarity. Classic decision paralysis.

10 days after we first met, they committed to a 3+Study.

What changed? We mapped out the exit math.

Cleared it within six months.

Somewhere along the way, I realised that approaching property like an engineer. Structured, analytical, no fluff. It actually made a real difference to my clients.

8 years later, that’s still how I work.
