May was a good month.

Helped a couple clear a bank loan issue they’d been stuck on for over a year. Sorting that out let them finally commit to the investment unit they wanted.

Helped a Malay family upgrade from a 5-room HDB to their dream home 4-bedroom condo using purely their sale proceeds. Zero cash top-up. They kept their savings untouched.

And an investor who’d been searching for 9 months committed to a unit within a month of meeting me. Not because I found something new. Just helped them see what was already in front of them.

Different clients, different problems. Same job. Cut through the noise and help people move.

They balloted for Penrith with another agent. Got a two-digit queue number. Walked away.

Not because they couldn’t afford it — because they weren’t sure the numbers made sense at $2,800 psf.

Then spent weeks viewing 20+ resale units. Plenty of choices. No clarity. Classic decision paralysis.

10 days after we first met, they committed to a 3+Study.

What changed? We mapped out the exit math.

Comparable exits in the area, realistic buyer profile in 2030, downside scenario if the market softens.

When the picture is complete, the decision makes itself.

This is the question every buyer asks me: why pay new launch prices when resale nearby is cheaper?

The answer isn’t always new launch. Sometimes resale wins.

Cleared it within six months.

Somewhere along the way, I realised that approaching property like an engineer. Structured, analytical, no fluff. It actually made a real difference to my clients.

8 years later, that’s still how I work.

2025 marked a big career milestone for me!

Over 80% of my business came from cold leads — meeting strangers who later became trusted friends, and friends who believed in me enough to open doors.

Some people will never support you simply because it’s you. And then, there are those who will always stand by you for the very same reason. The key is to find your people.

Behind all these awards are countless rejections and deals that fell through. Even after so many years in the industry, I still face these struggles.
