โจEvery property deserves the same level of commitment, regardless of its value.
Recently, I helped a homeowner sell her HDB flat (just over S$3xxk) and successfully upgrade to her next home. While it was one of the lowest quantum transactions I have handled, my commitment and dedication were no different from a million-dollar property.
This was far from a straightforward sale. Besides having to coordinate a concurrent sale and purchase, the flat had only about 40 years of lease remaining. As many buyers know, older HDB flats with shorter remaining leases face a smaller buyer pool due to financing and CPF restrictions, making them significantly more challenging to market and sell.
Prior to engaging me, the property had been on the market for 6 months with limited viewings and no serious offers despite maintaining the same price expectations.
After taking over the marketing, we repositioned the property, refined the presentation strategy, identified the right target audience, and created stronger market visibility. The result was a successful sale within 1 month.
More importantly, the entire upgrading journey โ from selling the existing flat to securing and completing the next home purchase โ was completed smoothly within 3 months.
The difference is rarely luck. It comes down to strategy, ex*****on, negotiation, and careful planning. Especially for owners who are selling and buying concurrently, every timeline, financial calculation, CPF usage, loan arrangement, and completion date must be meticulously managed. A single misstep can result in unnecessary stress, delays, or costly consequences.
Not every realtor is the same. The cost of choosing the wrong one is often measured not in commission, but in lost time, missed opportunities, lower sale proceeds, and avoidable financial implications.
