Inflation in Singapore cooled for a second straight month as prices of food, services and private transport rose at a slower pace, prompting the Government to lower its forecast for overall inflation for 2023.

LOCATION matters. Homes in prime districts cost more than those in non-prime districts. Many home buyers here value proximity to an MRT station. Homes that are near MRT stations fetch higher prices. And homes that are linked to a station, such that one can walk easily to the station and not get wet when it rains, draw a higher premium.

A joint venture between UOL Group and Singapore Land Group (SingLand) won the tender for Watten Estate Condominium in Bukit Timah with a $550.8 million bid.

The Shelford Road property is located in the prime residential enclave at Watten Rise, which is within 1km of two popular primary schools: Nanyang Primary School and Raffles Girls' Primary School.

It is also about 650m away from Tan Kah Kee MRT station. In its vicinity are Coronation Shopping Plaza, King's Arcade Shopping Centre, Crown Centre, Serene Centre, Cluny Court and Adam Road Food Centre.

The property can be redeveloped into 286 units based on the mandatory minimum average size of 100 sq m, said JLL.

Spanning 220,241 sq ft, the site is zoned residential with a gross plot ratio of 1.4 and an allowable height of up to five storeys.

If successful, it will be Singapore's biggest residential collective sale by quantum to date this year. . Read more at straitstimes.com.

SINGAPORE'S benchmark private residential property price index rose 1.3 per cent in the third quarter of 2019 over the second quarter, faster than the 0.9 per cent increase shown in the flash estimate released on Oct 1, according to the latest data from the Urban Redevelopment Authority (URA) on Friday. Giving a breakdown by region, URA said that prices of non-landed homes in the prime areas or core central region (CCR) went up 2.0 per cent after rising 2.3 per cent in the previous quarter.

Private home prices have recorded their first quarterly increase since property cooling measures were introduced last July. Values rebounded 1.5 per cent in the second quarter over the same period last year, following a 0.7 per cent decline in the first quarter. The increase was driven in part by more expensive land costs, which in turn translated to higher launch prices, particularly in the city fringe area. This zone, often called the rest of central region, was the standout, with a 3.5 per cent quarter-on-quarter rise in prices.

Originally a major sand quarry in the early to mid-1900s before becoming an agricultural area and eventually today’s HDB estate, Potong Pasir literally means “cut sand” in Malay. When one visits the housing estate now, it is hard to imagine the Potong Pasir of old. Comprising low-lying plains and ponds linked to the Kallang River – one of Singapore’s main drainage channels – Potong Pasir suffered regular floods in the past. It was a major issue which plagued residents, notably during the notorious floods of 1969 and 1978, when the town was submerged in up to 30cm of water and only the zinc and attap roofs were visible.
