🏡 Singapore Property Market: Look Beyond the Headlines

The headlines say:
📉 Property market is cooling
📉 Price growth is slowing
📉 Fewer transactions
📉 HDB resale prices are down

Naturally, people may think: “Is the market turning?”

But this Business Times article tells us to look beyond the headlines.

So what’s really happening?

🔹 Fewer sales ≠ fewer buyers
Private residential launches fell 22%, while transaction volumes fell only 6.7%. With less supply available, naturally there are fewer sales.

🔹 Homeowners remain financially resilient
Household wealth is 67.5% above pre-pandemic levels, providing a stronger financial cushion.

🔹 More upcoming supply doesn’t automatically mean oversupply
Unsold inventory remains 45% below the historical average — suggesting the market still has room to absorb new supply.

📌 The takeaway?
Singapore’s property market may be growing more slowly, but the fundamentals remain strong.

It’s not just about “Are prices slowing?”
The more important question is:

“Why are they slowing?”

👉 Sometimes, the story behind the numbers matters more than the headline.

Everyone is reading the slowdown. Not everyone is reading the supply story behind it.
