Singapore, 19 January 2025 – City Developments Limited (CDL), Frasers Property and Sekisui House commenced sales for The Orie on Saturday, 18 January — one of the first residential launches in Singapore for 2025. As at 6.00 pm today, 668 units (86% of the 777-unit project) have been sold at an average selling price (ASP) of S$2,704 per square foot (psf). The robust sales for The Orie reflect the pent-up demand for new homes in Toa Payoh since the last launch in this mature residential estate in 2016.

SINGAPORE – Prices of Housing Board resale flats climbed 9.7 per cent in 2024, with analysts expecting resale prices to continue to rise in 2025.

Price growth in 2024 outpaced the 4.9 per cent increase recorded in 2023. But price growth in the last three months of 2024 slowed – rising 2.6 per cent, lower than the 2.7 per cent growth in the preceding quarter, according to data released by HDB on Jan 24.

Emerald of Katong recorded strong sales over its launch weekend, with developer Sim Lian Group selling 835 of 846 units (98.7%) in two days. Its VIP sales on Nov 15 saw 401 units (47%) taken up, followed by another 434 units on Nov 16. The average price of units sold across the weekend was $2,621 psf. Sim Lian declined to comment on its sales.

With close to 99% of units sold, the 846-unit Emerald of Katong is the top-selling project of 2024, both in terms of number of units and percentage sold on its launch weekend

Housing Board rents were slightly higher in October, up 0.5 per cent from the previous month. Rents increased by 0.9 per cent in mature estates, but non-mature estates experienced a 0.2 per cent decline for the month.

HDB resale prices rose 10.4% year-on-year (YoY) and 0.9% month-on-month (MoM) in November, SRX and 99.co reported.

Prices for all room types rose year-on-year (YoY) during the period, with 3-room flats increasing by 11.2%, 4-room flats (10.8%), 5-room flats (9.2%), and Executive flats (5.1%).
