SINGAPORE (EDGEPROP) - A 999-year leasehold, intermediate terraced house along Jalan Lakum in District 28 is available for sale. The two-storey-plus-attic house sits on a 2,347 sq ft plot. It has a guide price of $4.28 million, which translates to $1,824 psf on the land area.

This property would attract buyers who are in the market for a relatively large land plot that is attractively priced, says Mok Sze Sze of SRI's auction team.

SINGAPORE (EDGEPROP) - Singapore’s CBD Corridor, Historic Zone and the Orchard Road shopping belt have received a land and asset value booster shot. It came in the form of a ban on strata subdivision of commercial spaces (offices, shops or restaurants) in standalone or mixed-use developments situated within these three designated zones. The ban took effect from March 15.

The loss of strata-subdividing right for sites in these designated zones will generally not disadvantage the owners. Instead, they can look forward to enhanced asset and land values arising from the collective gentrification of the zones

SINGAPORE (EDGEPROP) - Freehold development Vicenta Lodge has been sold for $27.2 million in a collective sale via private treaty on March 15. According to a March 16 press release by PropNex Realty who brokered the deal, the sale price translates to a land rate of $968 psf per plot ratio (psf ppr) after factoring the bonus balcony space and development charge.

SINGAPORE (EDGEPROP) - The seller of a unit at Sunset Lodge in Clementi made the top gain of $1.65 million over the week of March 1 to 8. The 3,434 sq ft unit was bought for $1.46 million ($424 psf) in December 1995 and sold for $3.1 million ($903 psf) on March 4. The seller therefore made a 113% profit, or an annualised profit of 3% over 26 years.

SINGAPORE (EDGEPROP) - High Point, a freehold condominium block at 30 Mount Elizabeth, has been launched for public tender at a guide price of $550 million. Savills has been appointed as the marketing agent.
According to the consultant, the guide price works out to $2,508 psf per plot ratio (psf ppr) after factoring in the 7% bonus gross floor area (GFA) for balconies. The price takes into account the $18.8 million development charge for the balconies.

The launch comes nearly three months after Hong Kong-listed Shun Tak aborted its en bloc purchase of High Point for $556.7 mil.
