A new chapter for KAPA.

We are honoured to be appointed by Teambuild Properties to lead the overall design direction, lifestyle concept and project management for 2F Gerald Crescent.

Rather than a conventional cluster housing approach, we envisioned a curated neighbourhood shaped by three distinct design languages - Cloud, Mist and Forest - each with its own character, yet connected through a cohesive masterplan.

Through the KAPA Design Collective, we bring together award-winning architects and designers to create a neighbourhood where individuality meets harmony.

Rooted in multi-generational living, wellness and tropical luxury, the development explores how light, greenery, airflow and thoughtful design can shape the experience of home.

The waterfall pool at The Caspian House wasn't just designed to look beautiful. It was designed to cool the surrounding spaces.

Water in motion reduces the ambient temperature of adjacent areas by 2–4Β°C through evaporative cooling. In Singapore's climate, that's architecture doing work that air conditioning otherwise would.

This is sustainable design that doesn't look like sustainable design. It looks like a stunning home.
