I get asked this a lot, and thereโ€™s no one right answer.

It depends on whether your cash is earning more than CPF OAโ€™s 2.5% after risk, and how much liquidity you want to keep.

I get this question a lot from BTO upgraders, especially young families looking for more space.

When it comes to older resale HDBs, there isnโ€™t a right or wrong answer.

How long you plan to stay matters. CPF usage changes as the remaining lease gets shorter. And you need to be comfortable with how values behave over time.

Two journeys that reminded me why big decisions take time.

One client started from curiousity - ๐˜„๐—ต๐˜† ๐˜„๐—ฒ๐—ฟ๐—ฒ ๐˜๐—ต๐—ฒ๐—ถ๐—ฟ ๐—ป๐—ฒ๐—ถ๐—ด๐—ต๐—ฏ๐—ผ๐—ฟ๐˜€ ๐—บ๐—ผ๐˜ƒ๐—ถ๐—ป๐—ด ๐—ผ๐˜‚๐˜ ๐—ฎ๐—ณ๐˜๐—ฒ๐—ฟ ๐— ๐—ข๐—ฃ?
We broke down the financing and the cash flow, a few months before the launch.
What eventually gave them courage wasnโ€™t pressure, but understanding. It wasnโ€™t about seeing fellow neighbors upgrade after MOP, but the conviction came from knowing they could do it comfortably.

The other journey took ๐Ÿ‘.๐Ÿ“ ๐ฒ๐ž๐š๐ซ๐ฌ.
Years of conversations, recalculations, waiting, and re-evaluating.
When this project came out, I knew this project was what they were waiting for and their opportunity lies here, before the next EC is further from their ideal location and becomes more expensive. With clear financial planning, the opportunity became clearer with time.

What Iโ€™ve learnt watching clients make life-changing decisions is this:

โ€ข When decisions feel urgent without clarity on the opportunities and risks ahead, thatโ€™s probably FOMO. Itโ€™s okay to sit this one out.

โ€ข But when urgency comes with understanding of both opportunities and risks, then maybe itโ€™s time to take the next step. Because truth is, we rarely ever feel 100% ready. Could it be growth calling? (Also personal life lesson from myself)
