Transacted prices for the units sold range from $1.09 million for a two-bedroom plus study to $2.17 million for a five-bedroom premium unit.
"Copen Grand is now fully sold, just one month after its launch," says a spokesperson on behalf of joint venture partners City Developments Ltd (CDL) and MCL Land.

As the first EC in Tengah Town, Copen Grand has the first-mover advantage with unrivalled accessibility to three MRT stations and proximity to the future Tengah Integrated Transport Hub and Tengah Boulevard Bus Interchange. It is Singapore's first BCA Green Mark Platinum Super Low Energy luxury EC.

The executive condominium (EC) site at Bukit Batok West Avenue 5 drew four bids at the close of its tender. This is the lowest number of bids tabled for an EC site since three bids were placed for the EC plot in Anchorvale Crescent (now Treasure Crest) in January 2015, says PropNex Realty's head of research and content Wong Siew Ying.

City Developments (CDL) emerged with the top bid of $336.068 million, or a land rate of $626 psf per plot ratio (psf ppr). The second highest bid from Sim Lian Group was just 0.17% lower, at $625 psf ppr.

โ€œWe are very pleased to emerge as the top bidder for this tightly contested EC site in Bukit Batok West, especially at such a narrow margin of victory,โ€ says CDL group CEO Sherman Kwek.

Meanwhile, PropNexโ€™s Wong believes CDL likely participated in this tender to defend its market position, having bought the nearby Tengah Garden Walk EC site in June of last year at a land rate of $603 psf ppr.

โ€œGiven the siteโ€™s proximity to the upcoming Tengah New Town and Jurong Lake District, it will benefit from easy access to a wide range of amenities and good connectivity to such a key business, lifestyle and tourism hub,โ€ says CDLโ€™s Kwek.

Future average selling price of units at the Bukit Batok West Avenue 5 site could start from $1,300 psf, notes PropNex's Wong.

The executive condo (EC) site at Bukit Batok West Avenue 8 drew nine bids at the close of its tender. It fetched a top bid of $266 million, or land rate of $662 psf per plot ratio (psf ppr).

The winning bid came from a joint venture between Qingjian Realty and Santarli Construction. The joint venture partners have broken their last record price of $659 psf ppr for the EC site at Tampines Street 62 which they won in July 2021

The top bid of $662 psf ppr is 9.8% higher than that of the nearby Tengah Garden Walk EC plot, which was awarded in June 2021 to a joint venture between City Developments and MCL Land for $603 psf ppr, says Wong Siew Ying, PropNex head of research and content.

At the land rate of $662 psf ppr, the new EC at Bukit Batok West could be launched at a record price of $1,328 psf to $1,388 psf,estimates ERAโ€™s Mak.
